We paid $400.00 for a home inspection company listed with American Society of Home Inspectors (ASHI) to alert us to the present conditions of the home we were considering and possibly to negotiate with the seller to repair any items.
In original complaint, eight items were listed.
1. Outdoor AC disconnect was repaired by Mr. Electric $282.41
2. Broken window seal repair estimate by All Glass LLC $150.00
3. Insulation 16x48x9 at Lowes $48.58 X 2 packages =97.16 +$8.00sales tax = $105.16
We are not charging for labor.
4. Bath sink drain repaired by cut 1/2 inch off drain pipe by Son Plumbing $ 90.00
Subtotal $627.50
Receipts are available
5. Leaky shop roof, 6. house gutters corners leaking, 7. Use of non-existent terminology "berm rod", 8. lack of gutters on shop creating a slip hazard are not addressed.
Your firm is asking me to settle for $400 when I have already spent $627 for items your former employee missed? A company I hired in good faith, member of professional organization.
I pointed out to [redacted] electrical issues like the misaligned outdoor PVC which the seller corrected. Adding the AC disconnect which is required by NEC Code 440 would not have cost that much more since the electrician was already at the job site.

My offer still stands for a full refund of the inspection.
1) This home is located where no building codes exist; therefore an A/C disconnect is not required.
2) The pole barn was not a part of the inspection. We only inspect homes and detached garages; NOT POLE BARNS!
3) This lady made repairs to plumbing before she contacted me. One of my best friends is a master plumber who could have solved her problem for me.
**I will refund her money for the inspection and NO MORE. TAKE IT OR LEAVE IT!

We will accept A-1 Home Inspections offer to refund our money. We paid $400.00 for their incomplete home inspection.
For the record, company states " #1, This home is located where no building codes exist; therefore an A/C disconnect is not required" 1a.customer states The home is in Greene County and according to Greene County Building Regulations (phone XXX-XXX-XXXX),"construction and electrical inspections have been required since the 1960's" or about 50 years before our home was built. 1b. customer states The National Fire Protection Association publishes a electrician's code book, National Electric Code (NEC) 2011 edition, section 440.12 requires a disconnect outside near the central AC unit.
For the record, company states #3 "This lady made repairs to plumbing before she contacted me. One of my best friends is a master plumber who could have solved her problem for me".
Customer states: February 10, 2016 sent a letter to A-1 Home Inspections outlining 7 major items the inspector missed including the elevated sink drain in the bathroom, no response was received from the company. March 4th we hired the plumber.
The broken window seal, leaking gutter corners, lack of guttering on the pole barn creating an icy slip hazard, missing insulation have not been addressed.
Fortunately, [redacted] no longer works for the company.
