was found on site during the repairs process that increased the scope of work required. We are working with the homeowner so that we can communicate directly with their adjuster to help ensure all IICRC required repairs are covered.
In this particular scenario we were requested by the Property Management firm to communicate directly with them not their client. All estimates, supporting documents and scope changes and/or updates were provided to the property management firm. The initial estimate referenced $2,471.69 was the re-build estimate only. The mitigation or dryout estimate was separate and submitted to Barb's Property Management directly in the amount of $2,239.48. This invoice is paid in full. The plumber was referred by the property management firm and had accidentally included services on his invoice that were meant to be billed directly to Summit as the General Contractor on the project. This is being resolved and invoicing from Plumber will reflect the changes. There were items identified during the process that greatly affected the scope for example a tub surround had to be pulled in order to dry behind it. These items were not included in the adjuster’s initial estimate but would normally be supplemented during the process.
