The appraisal received came in lower than expected which resulted in a restructure of the transactionE-mails between the Loan originator (LO) and the borrower indicate that they were communicating about options and the loan was locked in. There appears to be a lapse in communication towards
the end of July when e-mails from the borrower were not sent to the LO’s personal e-mail box. Communication picked back up at the end of August. The borrowers credit report was expiring and it is for a lender to order an update to make sure that there isn’t a delay in closingShe ordered the credit on 8-29-17. In reading the communications that did transpire, it seems the borrower was not really that happy with the transaction and the LO should have ask the borrower if he wanted to proceed before ordering the credit. The borrower cancelled the loan after the credit was ordered. I will be working through our credit company to request that the repositories, Experian, Equifax and Transunion remove the last inquiry from On Q.
