complaint, covered repairs totaling $550. Before beginning the job, an agreement was reached with the client that payment would be received after the job was completed and the client was satisfied.
We began the project by first removing the metal railings. Because the Village of Shorewood does not mandate a demolition permit, we were able to begin maintenance on the balcony. After removing a few screws and attempting to lift the floorboards that were attached to the railing, the entire balcony collapsed. Upon inspection of the dilapidated wood supports, it was evident that there was dry rot and carpenter ants eroding the wood supports. We were shocked the entire structure had not collapsed sooner. Even if the railings could have been removed properly, the structure of the balcony still would have required additional maintenance for it to pass any sort of safety regulation.
