My first comment to this 'complaint' is that the person filing the complaint is neither the client, homeowner, and/or person paying the invoice ($450). My firm was hired by [redacted] for the purpose of their evaluation in securing a loan with the collateral of the dwelling located at...
[redacted]. However, I will provide your establishment for the purpose of clarifying the service that I provided as a certified real estate appraiser by the state of MO since 2003. [redacted] is reported on public records as the homeowner (photo provided below) and the client per service agreement and the appraisal report is [redacted] Loans (photo provided below). The estimate of value provided in the appraisal report was based on the most recent, similar, available in the subject's immediate marketing area. This analysis is explained in detail per the appraisal report (photo provided below). The alleged previous appraisal report indicated by [redacted] was not provided to the appraiser, has no bearing to the appraiser since it is another appraiser's 'opinion', would be outdated given the time frame it was completed, and furthermore the current owner ([redacted]) just purchased the property for $164,000 on 12/24/15. With the recent improvements completed and reported to the appraiser since this purchase, and in the analysis of current comparable sales in the subject's area, the opinion of value as of 12/7/16 of $170,000 is reasonable. Please see some of the excerpts from the appraisal which demonstrate and explain my 'opinion' of value in the report. Also, the lower level bathroom was initially overlooked because it was occupied (while being cleaned) and the door was locked, therefore, entry was unavailable. However, once the owner, [redacted], pointed out that it was unoccupied, a photo was taken, provided in the report, considered, and incorporated in the below grade level room count.
