Dear Ms. [redacted]:Stewart Title is in receipt of the matter brought forth by [redacted] regarding Deed of Trust [redacted] that is showing on Ms. [redacted]’s title.
Stewart Title Guaranty, our Underwriter, was the insurer on Ms. [redacted]’s purchase of the property in 1991. Unfortunately, Stewart Title is not...

the Trustee on the Deed of Trust showing on Title from 1993; the Trustee of Record shows as a [redacted]. [redacted] and Stewart is unable to clear this matter from the title, as we have conveyed previously to Ms. [redacted].
[redacted] has stated she brought a check into our Bellevue office over 20 years ago to payoff the 1993 deed of trust.
Unfortunately, Stewart Title didn’t open direct operations in Bellevue until 2000 and we have no order related to this matter nor would we have accepted payment. Our management has discussed Ms. [redacted]’s options with her directly and we are not in a position to insure or close this transaction until we receive a Full Reconveyance from the beneficiary on the Deed of Trust recorder under [redacted] in addition to payoffs or Reconveyances to clear the other 2 Deeds of Trusts and the Judgment currently clouding title.
We have suggested other avenues for Ms. [redacted] to clear this matter, including initiating a quiet title action. It may be appropriate for Ms. [redacted] to seek legal advice to determine how to move forward.
