To Whom It May Concern: This letter is in response to the complaint regarding [redacted] , Complaint # [redacted] The tenant resided at [redacted] *** from October 25, through June 30, We allowed him to break his lease after months because he could not get along with the other tenants at the complex Police were called on multiple occasions and complaint calls were received at our office on numerous occasions Attached are copies of the security deposit refund report, receipts of the work that was completed, a copy of the lease and photos taken of the apartment from the move-out inspection Carpet cleaning ($85.00): per the lease carpet cleaning is taken from the security deposit Cleaning ($155.00): Nicotine damage throughout the apartment, items left in cabinets, items left in refrigerator and the apartment required a general cleaning Painting ($377.40): Because of smoking and nicotine, the entire apartment need to be primed and painted Tenant Damages (Labor & materials $141.65): We needed to replace all the mini-blinds and vertical blinds because of the nicotine stains, replace light bulbs that were missing, replace a missing sink stopper in the bathroom, clean & degrease the nicotine from the a/c unit & filter, repair a kitchen drawer and replace a broken receptacle coverA call was placed to Mr [redacted] after the move out inspection was completed to inform him of the condition of the apartment He just wanted to know how much it was going to cost and he was told that we would not know until the bills were received Most of the charges on the report were a result of heavy smoking and nicotine damage

August 14, To Whom It May Concern: This letter is regarding complaint #: [redacted] We have received numerous complaints about the ceiling leaking in the tenant’s bathroom The problem there was apparently separate issues happening at the same time The tenant did call on March 1, 2017, complaining that the bathroom ceiling leaking, maintenance went out the same day and reported they could find nothing leaking, but the tenant upstairs did just take a shower On March 8, 2017, tenant called to report the ceiling was leaking again and that the ceiling looked like it was about to cave in Maintenance again went out to check for leaks and again could not find anythingNo reports of any leaking in the month of AprilOn May 10, 2017, the tenant called to report the bathroom ceiling is leaking again Maintenance went out on May 10, 2017, and reported the humidity drain was clogged They cut out the humidity drain line and cleaned out with an air compressorOn May 12, 2017, the tenant called again about the bathroom ceiling leaking A HVAC company was sent out the same day and reported that the condensation drain line for units (the complainant and units above her), all run into a ½ copper drain line The drain line is under sized and clogged The drain lines were disconnected from the units and replaced with ¾ pvc pipe and each unit has its own drain lineNo reports of any leaking in the month of JuneOn July 17, 2017, tenant reported the bathroom ceiling is leaking again Maintenance went out and found the water heater leaking in the unit above They cut out copper line, disconnected and capped the lineOn July 20, 2017, tenant reported the bathroom ceiling is leaking again Maintenance found that when the tenant upstairs showered and water ran out of the tub, it leaked into the downstairs unit The tenant upstairs was told to try and make sure water did not go out of the bathtub until they were able to replace the bathroom floor Appointments and arrangements were made with the tenant upstairs to tear out the ceramic tile floor On August 7, 2017, maintenance tore out the ceramic floor and asked the tenant to be very careful taking showers until the new floor is installed The new vinyl floor is scheduled for installation on August 14, The tenant has complained on numerous occasions about the bathroom ceiling leaking Each time, maintenance was sent out to check on the issue, sometimes she may not have been aware that they there were because they went to the unit above her to check for leaks The first two times maintenance was sent, they were not able to find anything leaking (it is very difficult to locate the source of a leak, if it is not occurring while they are there) The other times maintenance went over they did find leaking issues and work was done to stop the leak It was just a sequence of unfortunate circumstances that led to this complaint and we are hoping that this last repair will take care of the problem State Realty

It is true that it took awhile to get the work doneI had to ghaids and then wait for the chosen excavator to have the time and then the right weather conditionsI would go to check on how things were going and find that she had as many as
four people in the houseI strongly believe that she is the person responsible for the situationAnyone who has a $a month water bill has to have more than herself living in the houseAfter she moved out it was evident that she was not talking proper care of the property
She was at a three unit building upstairsWe checked with other tenants and no one had any issuesIt was in her lease that she should take care of thatI gave her several options on how to get rid of themShe moved out with no notice
This letter is in response to the complaint regarding *** ***. She did live there for years, however we did not start managing the apartment until the end of February, 2015. She sent in her Day Notice on May 3, and was out of the apartment by May 31, 2017. Upon
receipt of her notice, a confirmation letter was sent to her with a check list of the things she would need to be completed (see attached). She didn’t call the office with any of the complaints listed, she was called by the office with concerns regarding the walk-through inspection. She complains about mold in the apartment, she met a manager at the apartment to turn in her keys and did not mention mold nor was any seen in the apartment. She also complains about an old stove and air conditioner, both of which are working and we never received any complaints regarding these appliances. We did receive a call about her garbage disposal not working in December, and it was replaced that same day. She also complained about her refrigerator not working in March, and it was also replaced with a new refrigerator As far as the cabinets, the bottom inside of the kitchen sink base cabinet was deteriorated and is being repaired at the owner’s expense. The office never received a complaint regarding the condition of the cabinets while the tenant lived there. Regarding the cleanliness of the apartment, it does need cleaned and that will be charged to her and be taken out of the security deposit as well as any other damages that were a result of her (Pictures are attached showing the cleanliness issues and damages she will be charged for). She told me she could not clean the stove due to her COPD. The bedroom closet doors need to be rehung, she said the neighbor complained and yelled at her when she tried to hang the closet doors. The screens were missing from the living room, she said people stole her screens from the apartment. There were light bulbs missing, she said she could not reach the light bulbs to change them. Our company policy is to never discuss amount tenants will get back from their security deposit until we are able to release the security deposit. Her security deposit will be released to her by the end of the month. No bills have been received yet, so we have no idea how much she is getting back, I do not know where she came up with those figuresAlso, I will be out of town until June 20, 2017, if they are any rebuttals to this letter I sent today, they will be answered after I return Thank you

I am rejecting this response because: The problem is still not fixedIt's still leaking and I still have a year old child that uses the bathroom...its a big hole in my ceiling on top of talking to my neighbors that stay above me she's having the same problem happened in her apartment from the new residence that moved in on top of her so the issue is not fixed I don't feel safe nor secured while using the restroom there is mold inside the ceiling that's not good nobody has been to my apartment to fix that issue now I've seen people come in and they worked up upstairs in my neighbor's apartment but still has not came to mine I have pictures that I've sent to them and that I still haveI plan on moving out if this issue is not fixedThis is beyond unacceptable I've had this hole in my bathroom since March so how is anything fixed if I still have the hole in the ceiling in my daughter safety is at risk even if I didn't call in June which I believe I did it still isn't fixed

August 17, 2017 To whom it may concern, We are confused by this response, the new floor was installed in the upstairs unit on Monday, August 14, 2017. Maintenance tried to contact [redacted] on Tuesday, August 15, 2017 to make an appointment to start the repairs on the ceiling. Contact was made with [redacted] on August 16, 2107 and appointment was scheduled for August 18, 2017 to start the repairs on the bathroom ceiling and she did not mention anymore leaking. And next week, the painting should be completed. And in addition to those repairs, new vinyl will be scheduled to be installed in [redacted]’s bathroom when the ceiling is completed. We thought everything was resolved and the leak was repaired, then we received another complaint through the Revdex.com. A manager was sent over to inspect the property, and went into the unit above [redacted]’s and the work in that unit was complete. He also talked to the upstairs tenant and she said she was very pleased and had no leaking issues. He then went into [redacted]’s apartment and looked at the ceiling and did not see any wet spots, the ceiling appeared dry. He came back to the office, he called [redacted] and she said there was some leaking going on Tuesday when the work was being done, but the work was completed on Monday.
