She thinks we are here to clean, repair, and replace everything and anything they breakDecide to trash, or mess that is not wear and tear When they found out they needed to move due to transfer, they should have started cleaning and packingEvery one of the doorstops were broken= 8@ $each plus tax and she should have replaced them or do we have a hardware store, handyman and free laborThat is tear and abuse? When you by your own place, you tear it, burn it, abuse it and anything else you want to do with itBut not somebody else’s property. The contract she signed states you can move by giving a day notice was acceptable to herShe gave us a day notice, so we proceeded to rent itAs she said she was moving, as it got closer to her move date, she changed her mindWe told her she should move her stuff into storage since she is not living here any longer and that we already rented the place and we would be losing a high quality tenantShe just said tough luck that is just the price you pay when you are in this businessIf you lose money or a high quality tenant that does not bother her, that is what she saidShe said that it only bothers her when she is inconvenienced or loses money. The name of the landlord is Edward P*** and there is really no particular name of the apartment complex..It is just the Santa Monica apartments

& [redacted] Managers. A few Sheriff Deputies and Police Officers and a lot of Border Patrol. Everybody left the place clean except one; he said just keep the deposit and clean it to your standards. It was filthy. Not one thought they were entitled to free maid services. If they did not have time to clean or have somebody clean it for them. They would ask us if we’d be interested for a specific amount to clean if for them. They all left it clean ready to move in or close to it. The way they got it when they moved in. It is not the money it is that they think we are free servants or maids. The tenant left the rental unit with a lot of useless trash that we had to throw in the dumpster. A dark ring in the bathtub. Dirty stove, oven & refrigerator. Carpet not cleaned or shampooed. Walls with marks and scratches. Dirty windows and glass door. Yard with overgrown weeds. But worst of all used the fireplace without opening the damper. That left the walls & ceiling grey with soot. We spent two days washing ceiling & walls. Put 2 coats of [redacted] paint and it still shows some areas of grey. We are going to need 1 more coat of paint. Are they going to pay extra for that work and paint or is that just part of being in the rental business? The U-haul truck drivers said that was the filthiest place they had ever seen. Who would move into a place in that condition? Wear and tear means stove, frig, ac, toilets, dishwasher, bathroom valves, faucets, light fixtures that wear out. We repair or replace & door knobs. Tenants are supposed to leave the place clean. Carpets shampooed and clean, including all appliances. Not just pack their socks and leave. We have had a large number of tenants come and go in the 44 years we have been in this business and we don’t go around remodeling on somebody’s nickel. We try to give everybody top value for their dollar and we give seniors discounts because they already gave all they had in this life. They are on a limited pension. We have had only 1 other tenant left this place as bad as this tenant -95% of tenants leave the place clean and recommend these rentals to other people. This tenant always paid rent on time and was pleasant. It is too bad that they think that we are their free maid service. We told them to leave it clean or somewhere close to it and they left it filthy. That is not wear and tear. Dried boogers from her child in every room on all the walls, where he could reach. Also, in the hallway she has documented his growth with a chart of lines in pen, pencil and marker of his height. Kitchen cabinets & drawers greasy. The kitchen ceiling had dried food on it. We had to wash all walls and repaint entire apt. It seems as if she never cleaned in the 3 years they lived there. It took 1 week to clean & detail the entire apt. and yard. In order to be able to put it on the market. If she wanted her deposit refunded all she had to do was to leave it in the condition she leased in in. Clean!! Clean, move in ready or close to it. This was the filthiest apt. we have ever had. I feel sorry for the place they are renting at now. The $50.00 bathtub cleaning fee included cleaning and scrubbing the tub 5 times because of the accumulated soap sm and dirt. Had it not ever been cleaned in 3 years? The toilet was the same. We spray monthly for bugs. She brought the roaches with her. We gave her 2 different bug sprays, one for inside and one for outside. We have had to fumigate the entire apt. She never told us about a roach problem until 2 months before moving. The tenant in front of her moved 1 week earlier and received 100% of her security deposit. She left her unit in the condition she leased it. The movers can verify the condition and filthiness of the unit in question. They commented on it and refused to take a lot of the trash left behind. Bottom line, according to the rental agreement/contract she signed she was aware that she was to leave the apt. in the condition she received it; clean and move in ready or close to it in order to receive her full security deposit. In addition to using the security deposit, we have had to spend an additional $180.00 to be able to put this apt. on the market.Edward P[redacted] Sr., Starlight Homes
