Our property is student housing that rents individual rooms for the academic yearThe monthly rental rate for the room is set in their rental agreement at the time that they sign their lease, and is clearly listed on the contractThe monthly rental rate that is offered to prospective customers
will fluctuate throughout the leasing season depending on demand, and any specials and discounts that are being offered at that timeWe do not offer price matching on contracts
In the case of this complaint, the individual signed a contract for the monthly rate that was being offered at the time that they signed their rental agreementLater in the season, the price being offered for rooms had dropped, and individuals that leased after that date were able to secure a lower monthly rate on their rental agreementAs a contract was signed, the individual is responsible for the rate that was agreed upon in their contract

I am rejecting this response because: they have given me the option to leave my apartment with a day noticeOne girl stated they will be keeping my deposit(They haven't even seen the apartment yet for assessment) and the apartment was damaged when I moved inI have picture documentation of the apartment when I moved in, along with a detailed sheet they had me fill outI now am forced to live here for the next daysThe girl in my apartment has been smoking a large sum of Marijuana inside the apartment (she is under the age of 21, and it also is a health hazard for me) I have reported it times and Stadium Park Apartment's still has not addressed the situation and is forcing me to live in an unhealthy environmentI reported black mold months ago and they never addressed it, just checked it off their list

I am rejecting this response because it contained falsified information. [redacted] has smoked in the apartment the last time she smoked inside was Saturday the 22nd. Prior to that day she smoked on several occasions by herself and with 2 of her friends. Yes, Stadium Park and I have agreed to terminate my lease, however, since we came to that agreement they forced me to stay for 30 days in a unhealthy living conditions. I have severe asthma and I was not able to breathe on the days she smoked in the apartment forcing me to get a hotel room. I informed Stadium Park several times that it was a health hazard and they failed to do anything about it, continuing to force me to stay for 30 days. I had to get a hotel on 5 separate occasions due to the situation.

This is a response to a complaint follow up that was submitted on 4/12/2017. The complaint ID is [redacted]. In regards to the issue over the smoking roommate: We have spoken with the complainant’s current roommate on several occasions. The roommate is adamant that she has not been smoking in the apartment, and we have no reason to believe that she is being untruthful. As is the case with all roommate disputes, the complainant was offered the opportunity to transfer to another apartment, however, she did not elect to take this option. Ultimately, we decided to allow the complainant to terminate her lease early, which she has accepted. We have no record of the complainant making a prior complaint over unauthorized occupants living in her two-bedroom apartment. The complainant has been living in a two-bedroom apartment, and has been charged the appropriate rent throughout, as rent is determined by the size of the apartment and agreed upon in the rental agreement. Stadium Park has not violated the contract with the complainant, and has even gone “above and beyond” in allowing the complainant to move out prior to the agreed upon lease ending date. We have determined that the complainants request for reimbursement to be without merit.
