I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below
I am willing to respond to each of ***'s "non-accurate details" but am unsure of how to do that in this format.It also take ***, her boss and Sprinkman days/weeks to respond to the Revdex.com but expected me to respond with minutes to their phonecalls and texts. Very unprofessional ethics and moralsI will continue to respond to the BB within hours of receving their correspondence, unlike Sprinkman Realty and their employees.So to reiterate, I did call about the house on Suwannee and told *** I did NOT want her as my agent. This was made very clear to her as I had made other offers with other real estate agents prior to calling about the Suwanee property. *** is very "unethical", "pushy" and "arrogant".She did have my phone number from this call and continue to "push" herself into my life.The second house, I did not feel was near work the asking price, again *** made it quite clear that she was the only individual with a correct opinion and that as the seller I did not. She continued to belittle me as she documents with referencing Wisconsin to the state I relocated from and to make inappropriate comments (in front of every individual that was with me).The third and final property, I found myself. *** was NOT my realtor.I met with this elderly individual personally and did talk with her about this property. I had no contractual reason to work with or through ***. Myself, family members, *** *** and Arlene (the homeowner) are willing to attest to this fact.Arlene felt more comfortable to utilize her realtor and for me to have another realtor. Again *** belittled every decision and made me to feel that she never was working for me as the buyer. I personally contacted her boss (the phone records to prove this) and wanted to no longer work with ***. Her boss was very belligerent, as was ***. *** hounded me for days, while my grandchild was hospitalized with phonecalls, texts, and emails. I repeatedly asked her not to. Yes, I did use my sister's email and *** has not chosen to provide you all the documentation, but yes some of it where I ask (plead) with her to stop harassing me.*** and her boss tried to intimidate me on every occasion that they also had a "relationship" with *** *** when they did not. *** *** was an exact opposite and a true example of what a professional in real estate should me.Chris was able to do what *** refused to do.***, her boss and Sprinkman realty are an unreputable real estate company who should not be allowed to work the general public. They routinely did not abide the rules, licenses and regulations of a Real Estate Agency. *** routinely tried to intimidate me and act as if she was not only more knowledgeable but a broker as well as a real estate agent.I have the email where *** admits that she changed the purchase agreement without my knowledge. I expect that the Revdex.com will provide knowledge to all parties about the reputation this company has in deceiving and fraundently changing legal documents after receiving the buyer information about how to proceed. This is our response to the letter of complaint ID *** I met *** *** after she had called me on one of my listings in WaunakeeI asked if she was working with another agent and she wasn’t We then agreed to set her up on our automatic email notification system for homes
meeting her search criteriaWe initially wrote an offer on a property that was not accepted due to the fact that there was another offer and *** was not willing to change her purchase price as I recommendedI tried to help her understand the current real estate market in the Madison area since she was moving here from out of state.On 10/13/we looked at another property in Lodi in which she wanted to write an offer The property was listed at $150K and I recommended that she offer at least $130K because it is a very strong sellers market and homes are selling close to or at purchase priceShe decided to write the offer at $125K, which we didThe Seller countered the offer and at that point *** and her sister, *** knocked on the Sellers door to try and persuade the Seller to work with her on their own and cut the agents out of the offer in order to get a lower price on the houseThe Seller told the listing agent who relayed this information to me.We were still negotiating the offer at this point and I had drafted a counter offer and sent it to the Seller and that is where things really fell apart*** accused me of being unethical and fraudulentShe sent an email to my broker saying that I was being unethicalWhen my broker tried to contact her at the phone number she provided the number was disconnectedI gave my broker the phone number that I had for *** and she was finally able to talk to her When my broker talked to *** she said that she seemed frazzled and stressed and it was clear she didn’t want to work with any agent It was explained that she could get out of the Buyer Agency Agreement by signing an amendment to the agreement but when I sent it to her for her signature she responded with the following email (see page of attachment) When my broker was talking to *** she explained that I would still receive my commission due to MLS rules related to procuring cause she hung up herI’m not sure why she thought I was doing things unethically and fraudulent when I wasn’t I was simply trying to help her purchase this house (i.eshe said I was spreading rumors with the superintendent at the school when what I actually did was leave a message for the Director Of Student Services to find out if Waunakee schools provided transportation to Lodi for her granddaughter who has special needsThis was one of the contingencies in the offer.)*** had contacted *** ***, the listing agent again to pursue writing an offer with him and he told her that she needed to sign the amendment to cancel the Buyer Agency AgreementShe finally did sign the amendment I was offering her a way to get out of the Buyers Agency Agreement and she told me not to call her or she would report meI never told her she could not get out of the agreement and I never hindered her from attempting to purchase this property They did go back to the listing agent and tried to negotiate just with him but they couldn’t come to an agreement with the Seller even without my servicesI truly believe that I did not do anything rude, condescending, unethical or fraudulentI really wanted to help them out with their home purchase.Please see the attached document with all of our communications.Sincerely,*** ***

How does 10:30 work tomorrow morning or like1-1:30pm? Thanks...***” so I scheduled a showing for September 20th After touring the home they decided that *** would like to put in an offer because of the price point of the home and with it being a new listing I had a feeling that it might sell fastWhile we were at the home I called the listing agent and asked if there were any other offers on the home and she said yes but it had not been accepted yet so I knew we would be writing in competitionThe list price on the home was $185,and they wanted to offer $170, I explained to them that most homes are selling at asking price or above in the current market and that they may loose the house with that offerThey were ok with it as they wanted to offer that priceThe seller accepted the other offerI kept them on automatic email notifications for new listings.On October 13th, I showed *** and *** 2nd street in LodiThey both really liked it and thought that it would be perfect for *** and her granddaughterHowever they were unsure of the residue on the wall in the basement and the roof in the loft area of the home so she wanted her brother whom is in the trades to look at itThe next morning we set up another showing so her brother could take a lookWhile we were at the showing *** decided that she would like to write an offer the listing price was $150,and she wanted to offer $125,I explained to her again the way the market is here and that I thought that the offer was pretty low and that she should offer at least $130,because they may reject itShe was stuck on the $125,so I wrote the offer The next day I received the email below from ***.***Oct 15Hi *** - This is *** - ***'s sister. I would encourage you to think about how you converse your clients. Not everyone is as young as you or...from the Waunakee area. *** is YOUR client and has the right to make an offer of her choosing, not yours. Your constant reference to "Refusals" can be construed as "Cheap". The property owner is also an elderly individual and would need more than an hour or three to make a major life decision. I am of the opinion that you intentionally "pushed" through the paperwork to be her agent without proper disclosure. That is between you and ***, as to if this is truly the best working relationship? ***I called *** after receiving this email and explained the market to her a little bit more and told her that I explained everything to ***.The seller countered the offer on October 17, for $146,I explained to *** that as you can see by the counter the seller is not coming down on price very much and that she should counter in the low $140’sShe insisted on countering at $130,on October 17th I received a call from the listing agent on the home *** *** stating that the buyer had gone to the home and told the seller that she could save a lot of money if they just came up with an agreement without the realtors.On October 19th the seller countered at $145,and I suggested that the buyer counter at $140,with closing costsThe buyer insisted on offering $138,with closing costsI received the email below from *** the next day.From: *** Date: Fri, Oct 20, at 9:PMSubject: Re: Completed: 2nd Ave.-LodiTo: *** Patzner *** - As is documented this email was NOT completed until AFTER you text me. I am ending the realtor/buyer relationship with you. I do not feel that you have my best interest at heart as you have repeatedly demonstrated and attempted to falisify documents, items that I did not request. This began on the first offer when you slipped in something that was quickly documented to you to be unethical. Do not contact me any longer. ***I have no idea what she is talking about here and truly believe that she just wanted to squeeze me out so that she could get a better deal by going directly to the seller/listing agentI sent her the amendment to end our buyer agent relationship and this is what she emailed back to me.From: dldk
