I am responding to your e-mail regarding previous residents, [redacted] and [redacted] ’s complaint in regards to their security deposit from Spring Creek Apartments [redacted] and [redacted] did live at [redacted] **, Citrus Heights, Cafrom 5/26/12-10/12/For your review I have attached pictures of the carpet after move out, their move in/out inspection form signed by residents, the FAS (Final Account Statement) sent to residents within days of move out,and estimated charges for work done after move outAccording to the move in inspection that the residents signed on 5/26/12, it states that the apartment had new carpet installedI have attached this inspection form which is the same one also signed by the residents when they did the move out inspection that states carpet would have to be replaced due to heavy soilThe residents were not charged full price for carpet replacement due to living in the apartment a little over a yearWe prorated the replacement cost, giving them credit for the time lived in the unitIn the residents’ complaint they talk about sut on balcony causing the damage to the carpetPlease note none of the apartment homes at Spring Creek Apartments have fireplaces nor are there any trees in front of their balcony that could be the cause of this heavy black soil being dragged in on the carpetIt appears that the issue was caused by a lack of cleaning the carpet during residencyIf you look closely it is obvious that one of the stains was a spill of some sort that was not cleaned up, not something drug into the apartment on someone’s feet I hope all of this information is helpful to your investigation and please feel free to contact me if you have any further questions Thank you in advance for your attention to this important matter

Review: So me and my fiance and 2 children had lived in these apartments for over 2 years with no problems. After we moved into our last rental we notified the manager and employees in the office about some black sut on the back patio. This was causing it to get on the carpet when coming from the patio to back in the apartment. Well shortly after this issue had been brought to their attention they changed management completely. We had lived there about a year before deciding to move into a house. Upon move out we reminded the manager about the black sut and that it was never delt with and this is the reason our carpet was so dirty. She stated Oh no worries everything is fine (this was during the walk through)they told us when we could excpect our deposit back and so on and we gave them our new forwarding address. Never heard anything or received anything and it was over 1 month later. I had to call into the office and they said well your not getting your deposit back, I said why werent we notified of this within 3 weeks? manager said `we didnt have new address on file so sent to last address we had` which was the apartment we just moved out of (keep in mind we had mail forwarded) . I was livid and yelled at the apartment manager she lied to use after saying well we have to install new carpet which you are required to pay for. I said but you told us dont worry about it after the walk through and you should have previuos fix it tickets entered for this issue about the sut. She said well the dirt on the carpet was not heavy in the area where the sut would have been. I hung up. So a few days later we received a forwarded letter with the breakdown basically we had to pay for the installment of new carpet. I refused to pay it, I now have this on my credit, cant afford a lawyer I know this is wrong!!!! We were perfect tenants. They treated us like garbage.Desired Settlement: The amount of the deposit back and the remainder to be removed from my credit which was 400 and some odd dollars from some credit agency.
