To Specialty Management Company of Central Florida, On behalf of the Lakes of Lucerne Park Community of Winter Haven F.LWe are writing to inform about the Specialty Management Company of Central Florida, Homeowners Association are violating the home owner rightsThe Florida Statutes Covenant Organizing committee; parcel owner approvalThe proposal to revive a declaration of covenants and a homeowners' association for a community under the terms of this act shall be initiated by an organizing committee consisting of not less than three parcel owners located in the community that is proposed to be governed by the revived declarationThe Specialty Management Company of Central Florida, Homeowners Association had rejected this right of the homeownersAlso, they stated that they will not have a meeting with the community because is not necessaryIn addition, they have ignored and rejected the request made by Homeowners of the communityMoreover, the Florida Statues Covenant Meetings of members; voting and election procedures; amendmentsStates that the any governing document of an association may be amended by the affirmative vote of two thirds of the voting interests of the associationWithin days after recording an amendment to the governing documents, the association shall provide copies of the amendment to the members The Specialty Management Company of Central Florida, Homeowners Association has violated this right by making changes to their covenant and not sending the letters to the HomeownerThe Homeowners of Lakes at Lucerne Park receive constantly letters from the Homeowners Association stating that they are violating the policies of the HOAHowever, when the Homeowners call them to speak about the violationThe Homeowners Association stated that they have made changes to the covenantAlthough none of the changes has been informed to the current HomeownersNow the Homeowners Association are treating the Homeowner with a fine if they do not correct the violationWhen the current Homeowners have not received a letter about the changes in the covenantEach Homeowner of the community had informed and requested approval to the Homeowners Association for any improvements of their homeThe Homeowners Association have agreed to the improvements such as fence, trees, pools before the installationNow the Homeowners Association are sending letter of violations after they have been approved Sincerely, Homeowners of Lakes at Lucerne Park

This company is our HOA they continue to send me letters of so called trash can violations after I already responded to them and asked for proof I have responded to this company several times now as they are trying to fine me stating my trash can was left out over nightI asked for them to provide dates and proof of such violations as these are not accurateThey did not have pictures and some of the dates they supplied are actual trash days which makes it impossible to be a violationI have asked for them to remove the fines but rather than remove them they continue to fine me for not responding It is incredible they do not maintain our sub-division and charge us an annual fee and fine us for violations

I give this company or business a one star due to the fact they only deal with the people in our community with threats rather then respect My husband and I put a lot of money in our property and we are seniors Most of the folks in this community are seniors This company does nothing for the community but threaten by letter, even after this last Hurricane If this continues, we will be selling our home My phone call to this management person fell on deaf ears

By far, the worst homeowners management company I have been witness toCompany can't send out invoices reliably, update correspondance, staff are not at all helpful in resolving issues from the front desk to the hoa manager, you are unable to escalate up for further assistance when you hit an impasseWhen you try to work with them to fix a known issue (mail not being delivered for example), they respond with the line of "I can't comment on that"
In my opionion, this company is here to collect their check and do as little as possibleThey are not useful to the members of the community they have been hired to help manage and serve
If you are looking for a management company, keep looking past this oneIf I could give less than star I would

Very unprofessional CompanyDoes not return phone calls or emails in a timely mannerDoes not oversee Vendors working at our communityThe MgrAssigned to our Property does not conduct a proper, "professional"meeting at our monthly meetings and often appears "unprepared" and cannot answer questions correctly from Homeowners OR HOA membersWorst Mgtcompany our community has had in years
