Please find attached the following typed on our letterhead and signed. Also included are scans of the original inspection report that outlined the issues regarding the heating system in the property at the time of the inspection on 6/23/which is months prior to receiving any
complaints. We feel that we properly represented Mrand Mrs*** at the time of the inspection. Inspections are a snapshot in time and no expressed warranties or guarantees are given or implied. On November 10th when I arrived at *** ***’s house *** *** *** ** *** **, I met with her husband who then took me to the boiler room. Upon looking at the boiler I found that the burners had been taken out of the unit. I asked Mr*** who had taken the boiler apart and he stated that it was his friend that does this type of work on the side and that it was going to cost him $to repair. I was not afforded the opportunity to assess the unit prior to a third party taking the unit apart, viewing it in its original condition. In regards to the heating system at the time of the inspection I informed her of the following material problems regarding the heating system: Rotted window in the boiler room The need for an outside air supply to the boiler to prevent back-drafting and carbon monoxide issues Baseboard covers were missing in the basement The boiler was over years old. Any boiler over years old is considered to be old There was a need for a new thermostat for the boiler unitPlease refer to page of the home inspection report for these findings We feel that we properly advised and informed Mrs*** of the issues regarding the heating systemWe also informed Mrs*** that no warranties are given or implied during the inspection. Home inspections are not to be considered safety or code inspections. Those are performed by local building inspectors and vary depending on location. Given the information provided and the circumstances regarding the boiler being taken apart we feel that we represented her properly and assume no responsibility or liability for Mrs***’s claim
