Upon research into the case filed by Mr& Mrs***, we have concluded that they had set up their online bill pay account with SOS Property Management to draft monthly rent automaticallyIt drafted automatically on 8/for the full month rent of SeptemberThey vacated the rental unit on
9/9/We refunded their full rental overpayment of days rentAll tenants have the ability to adjust payment amounts or Cancel rental auto payment online through a user friendly tenant payment portal on our websiteWe mailed them their estimated security deposit refund to their old address on fileNo confidential information is included in our disposition letters other than their name and our nameRepairs to the unit required extensive work to eradicate cat and dog urine odor embedded in the carpetWe tried to avoid having to charge them the full value of the carpet by cleaning it multiple times, but unfortunately, the extent of damage necessitated the full replacement of the carpetUpon completion of the work, we mailed them a final disposition of security deposit, and refund of rent overpayment for the month of SeptemberThe refund check in the amount of $was mailed out in early November, but the ***s have not yet cashed itIn an effort to bring this issue to a close, we have cancelled the check and are issuing a new oneWe have contacted them in to see if they prefer to pick up the check in person, or if we should hand deliver it to them.We strive to provide the very best customer care in San Diego County, and are ready to acknowledge any errors we may have madeThank you for your continued support and patronageSincerely,

Sorry for the late reply. After this was submitted by the tenant I spoke to her and explained...

that we did send out her disposition and refund on time on August 19 to the address we had on file. She told me that her address had changed so I put a stop payment on the  check and mailed her out a new check with a copy of the disposition on September 7.  Please let me know if you have any further questions.

I have been dealing with these people for 6 months now and everything has been one debacle after the next. Even with the recent staff change, nothing has improved. I never get a call back, work orders are ignored, and they will not return security deposits. They manage thousands of properties with zero organization. I got the wrong keys to my apt on move in day, a laundry list of repair requests never answered, and have been told outright lies about rental laws. These people have no business managing anything, let alone thousands of properties.

The information provided by Mr. [redacted] is false and a lie.  I have not changed addresses since I moved and no check was sent to me until Mr. [redacted] finally called me back, late , and apologized for being out of compliance and asked if he can fed ex my check to my place of work as he felt badly for being out of compliance in accordance to the law regarding to my my deposit.

I hope you are having a great day!  I received your document stating the deductions that you are planning to take out of my depots. I called you this morning and left you a voice mail message.
I obviously have some concerns regarding these deductions.  There are my comments as follows.
Generally, minor marks or nicks in walls are the landlord's responsibility as normal wear and tear (for example, worn paint caused by a sofa against the wall). Therefore, the tenant should not be charged for such marks or nicks.  I know the house was painted prior to me moving in as the windows were stuck for almost an entire year with fresh paint that was slapped over the windows.  I also discussed the color of the paint with you prior to me moving in.  I also met with the crew you hired to paint the home atWitherbyStreet. There is no reason to have to repaint the home, when according to the law  the interior portion of the home does not need to painted after one year.  Normal painting last two or three years.
Regarding the landscaping charge, that also is considered an upgrade and not my financial responsibility .  I kept the yard up and left it better than when I moved in.  I paid mutable gardeners through out the year to maintain a drought approved front and back yard.  This can not be taken out of my deposit.
I paid a professional house cleaner who specializes in move out cleaning, and left the home better than when I received the home.
Considering that while I Lived without a working stove/oven for over several months, was bitten by a rat and had to receive emergency services, and had to sleep in my car a few nights due to the electricity not working properly and the fuse boxes blowing up, I would my entire deposit given to me at the 21 days time limit as per the law.
