I have not yet bought property from Char. I have though spoken to her on the phone and she was straight forward with information about the properties I was interested in looking into. Their phone numbers are listed on the site and they have always been friendly and easy to reach.

Smile4u, inc. are private property/land owners who sell their land online for a profit. They are not licensed Realtors.They do not work for you, the buyer, they work for themselves, as sellers. They use a "Washington state" phone number, but apparently are located somewhere in Arizona, and sell the land they own in New Mexico, Colorado, Arizona, Nevada, etc.
I know from personal experience that they do not disclose major flood zones running through some of their properties. I found this out just in time before buying a piece of land in southern NM from them, only through hours of my own research did this come to my attention, at the last minute. Getting solid answers from Smile4u, inc. by email proved to be difficult. I spent many hours/days waiting for email replies/answers that sometimes never came. Website is set up like a Facebook page - way too many personal photos and other photos, stories, etc. unrelated to land sales. Very distracting and difficult to figure out which photos are of actual properties and which are of trips, scenery, etc.
I've decided to go ahead and contact a licensed NM Realtor for my NM land purchase. I need someone more professional, and licensed by the state of New Mexico.

No problems with transaction. Great experience. They ended up paying my first year's taxes on a parcel I purchased, simply because they made an error and felt it was their responsibility to take care of it. I found this out after the fact. How can you NOT do business with a company that does that!
