Review: The landlord (SMI) is refusing to replace a faulty air condition unit. As per the lease agreement, I am to maintain the unit, which I have done so. According to the contractor ([redacted]) the unit no longer needs maintenance but needs to be replaced.
I have requested that the landlord to replace the unit, but they have refused to do so. Instead they (landlord) wants me to pay $9,300 to replace the unit as per the estimate bid (SMI's vendor [redacted]).Desired Settlement: The landlord to replace the unit and I will maintain it as per our original lease agreement.

3. Please note SMI Commercial Management, Inc. is the Property Manager for [redacted] LCC.
Per the [redacted] lease agreement they are responsible for their pro-rata share of the operating expenses of the Center including HVAC. The Landlord did agree to replace their unit per the attached approved bid but we do need the Tenant to accept the proposal before work will commence. [redacted] of SMI will follow up with [redacted] today.
