Dear Revdex.com:This letter is in response to the compliant made by *** ***, case #
***Mr*** moved into Sky Terrace Townhomes May 10, He was
held responsible until keys were turned back into the office on May 12th,
On February 3rd, Mr*** gave 60-day
notice that he
would be vacating his home at Scattered PinesSince his lease did not
expire until May 9th, 2015, it was explained to Mr*** that he
would be responsible until the home was released or until the end of his lease
term (pending keys returned)It was explained to Mr*** that Sky Terrace
would try to prelease the home for around April 15thMr***
checked in several times over the course of his 60-day notice about the status
of his homeEach time it was explained to Mr*** that Sky Terrace has
several vacant and upcoming homes available and we had not had any one express
interest in his homeFrom February 2015- current, Sky Terrace has had at least
12-homes available in the same floor plan in which Mr*** livedIt
was not for lack of trying to rent his home, just sheer volume of homes
available in the same floor planOther homes were moved into around Mr***’s
homesThose were homes that either vacant prior to Mr***s or they were
a different floor plan or unit typeWe do offer 2, and bedroom townhomes,
as well as tax credit and market rate homes All communication including a
signed lease agreement indicated that Mr***’s lease expired on May 9th
Never once did Sky Terrace indicate a different dateA letter was even given
to Mr*** for his mortgage company which stated the lease end dateAlso
it is standard practice to charge a resident through the time in which the keys
are returnedPossession is not returned to Sky Terrace until keys are
returnedMr*** returned his keys on May 12thNo matter what
time keys were turned in during office hours, Mr*** would have been
charged for the 12thWe cannot back date a move out and as stated
before we do not consider possession returned until keys are returned by the
resident. When Mr*** moved into *** *** *** the home had brand new carpet and vinylWithin the course of
Mr***’s residency he had service requestsEach request was responded
to within one business dayHe did have a few requests to repair his dishwasher
which Sky Terrace eventually replacedOur homes are years old and
appliances are replaced as neededMr*** did have a leak from the
utility closetThe way that the homes are designed is that the water damage
would have only been in front of the closet which is approximately feet by
feetThe entry way is vinyl*** *** responded to the service request
and remembers Mr*** asking him if he would be responsible to carpet
replacement at move outRichey told Mr*** that if carpet had to be
replaced we would not charge for that small section of carpet but he would be
responsible to rest of the carpetAt move out Mr***s carpet was dirty

where they understand that they will be responsible for carpet cleaningMr

checked in several times over the course of his 60-day notice about the status

Park Ridge Townhomes is impatient and inconsistent. They lack the proper care and consideration of a "luxury" townhome area. When weather conditions were EXTREME in the local area, I reached out to have my rent noted that I would be coming but it may be late due to the weather conditions. I got the money, but the cold was so extreme it took an extra day to get the money order. They did not give me the proper receipts and I had already paid 90 percent of my rent the month ahead. The area was covered in snow, they failed to get the trash and or clear the roads of the area. The parking conditions were treacherous at the front office and the service people give inconsistent information. They also have a high turnover rate, as the treatment is not acceptable. The very next day- the office was closed early and I put the money in the door. They still charged a late fee, on the 6th day - MY RENT isn't even DUE until the 8th as noted on their papers- all the areas schools and road ways were cautioned to stay inside from the freezing temperatures. THEY DON'T MAKE SENSE but WANT TO MAKE MONEY. - AVOID THIS LOCATION.

Review: I recently moved out my the townhouse with Sky Terrace. I was originally told my lease ends on May 11, 2015. I was called on the May 10, 2015 and informed it actually was May 9, 2015. I agreed to pay the two days of rent informed them that I would have they the keys to them by the end of the day. Due to traffic, I did not make it out there and I did not feel comfortable leaving keys in the drop box because you can not trace them as you do with a cashier's check or money order. I called May 12, 2015 and spoke with Ms. [redacted] around 8:20 am to inform them the keys would be to then in the next 15-20 minutes in their hands. Ms. [redacted] replied ok and we disconnected the phone call. About 3 minutes later, Ms. [redacted] calls me back and says she hasn't had her morning coffee is not awake yet but because I am returning the key on the May 12, 2015 that is an extra day I will be charged. I then inquire why I am being charged for something that I am returning, Ms. [redacted] replies that they are already open. I inquired about Ms. [redacted] number and contacted her. It took three attempts and a voicemail of reaching her. When speaking to Ms. [redacted] I explained the same information and she informed me I would be charged as well, then to explain the system automatically generates another day however the next statement she explains contradicts everything the just told me with people who drop their rent check off on the 5th day of the month are not late because count it as they paid it on 5th. I informed Ms. [redacted] that is seems they do not want to waive the fee and they are making every excuse of why they can not. I inquired about the corporate office phone number and next level supervisor. Ms. [redacted] told gave me an email and stated Sky Terrace doesn't have a supervisor. I honestly have had the worst experience with Sky Terrace town homes. When things were broken in the town home it took them forever to fix it or if they ever really fixed it. Sky Terrace acts if everything the townhouse was brand new and it was not, it was barely holding together but when it breaks, now they want to charge for it. The carpet, is in bad shape and I was told last year someone would fix it because the pipe burst in the water heater and flooded the front door entrance. The inside door of the refrigerator rails are were bent and broken when we moved in. I reported it many of times and they tried to say they replace them and never did especially since I put them on my inventory list when moving in. There have been number of break in attempts where the door locks were broken or offset. Window blinds in the townhouse were falling apart when moving in and they are still trying to charge me for them. I just contacted [redacted] and inquired if my inspection was done on my townhouse to see how much of my $600.00 deposit I would get back. I was informed that information is not available right now but it should be by then end of they day. I honestly have not been in the townhouse for long time because I purchased a house and did they 60 day option to vacate. I believe because I have complained on their services so much they did not rent my townhouse out to obtain more money from instead of selling it. Everyone that has vacated their townhome in Sky Terrace has had someone new to come and move in with in a week, I seemed to be the only one that did not have some ready to move in my townhouse, but I see new people moving in across the street from [redacted], and other parts of Sky Terrace. I believe was penalized for complaining and indirectly paying rent for 4 extra months for nothing. I honestly am very dissatisfied with the experience with Sky Terrace and will inform military housing to instruct military personnel not to rent with the company.Desired Settlement: I would like a refund of my $600.00 move in deposit and the 4 months of rent ($3, 670.00) charged when Sky Terrace could of easily rented my townhouse to other people but rented out everyone else's town house.

Review: Me and my Best friend put down a $100 deposit on Sky Terrace Townhouses 13 May & also pd for the application fees of $70. We were to move in on 20 May to [redacted] My Best friend's father was killed in Afghanistan 16 May. We asked if we could move in at a later date so we could deal with our family loss. [redacted] was very nice & helpful throughout the whole process. [redacted] gave us a new move in date of 25 May. We went on the 24th to finalize the paperwork and get the keys BUT they gave us a different Townhouse 110 Addison Ct. It is on a steep hill with a NASTY looking pond with a chain linked fence around it and a BIG concrete drain in the back yard and a HUGE sink hole in front of it. I have a 5 yr old son and 2 nieces 2 & 5 yrs old. I asked if we could have a different Townhouse NOT around the pond because we feel it is a Safety Hazard for children. I was told they didn't have any other 3 Bedrooms available and when they did my rent would go from $1217 to $1288 a month. I asked why couldn't my rent stay the same and they said because of the program they use it wouldn't allow it. Well my deposit was for 111 Goose Pond and because of a death in the family we needed a few days to get ourselves together. They said that would be fine. They gave away our Townhouse. Why couldn't they Put those other people in [redacted] and leave us at [redacted] the one we put our deposit down on. [redacted] said she couldn't make that decision. We asked to speak to the [redacted] to see if she could over ride the rent increase and the[redacted] said they won't honor the $1217 if we didn't tak e that townhouse. We asked to speak to the [redacted]y gave me [redacted] number. [redacted] said we COULD get our deposit back if we wanted but I wanted to wait to see what [redacted] would say. I called [redacted] and explained the situation to her and she said she will not honor the $1217 rent because they honored it once and each townhouse has different rates and I can't get my deposit back.Desired Settlement: I would like to either rent a townhouse in Sky Terrace for $121 that is NOT by that pond7 or get my $100 deposit back.
