It is unfortunate the complainant failed to make contact with the onsite management team of this unit apartment community before moving into an apartmentIn reading the complaint details and in discussing the final statement of account on multiple occasions it is apparent the individuals were
unaware or choose to ignore they had no rights to be on the premisesIn an effort to bring their status from trespasser to an approved resident they were allowed to enter into an agreement which gave them authorization to occupy the apartmentPlease see attached Residency Rider AgreementIt clearly states, "....to be bound by all covenants, terms, and conditions of the current leaseThe undersigned further agree(s) to assume responsibility for any past due balances on the account."Sadly I was not present during the conversations the complainant had with my team at the time the Residency Rider Agreement was signedThis is why we adhere to written documentationThe resident is responsible to report all damage in writing to management throughout their lease term, so by accepting the inspection sheet at the time they took over the apartment was merely an attempt to maintain the condition of their apartment on fileAccepting it did not exempt them from their lease obligations.The first Final Statement was emailed out prematurely 4-24-17; however there were multiple conversations regarding the damage including the carpet charges between the time the second Final Statement of account was emailed 6-7-that included the carpet replacementPlease see attachments and carpet invoiceI have offered to set up a promissory note to extend the time to make payments towards the $934.83.To clarify the apartment community is not under new managementI have been the on-site property manager at Sky Harbor for years
