Hi [redacted] , I am sorry that you are having to apply to multiple properties due to your credit On average the screening process can take 2-days, however if information is difficult for the screening company to get, it may take longer Usually this is due to not being able to locate past landlords or employers to verify information The screening process is done by Alliance 20/the tenant screening company we use The fees for screen are also collected directly by Alliance 20/ SJC Management Group does not receive any portion of the screen fees

Good Afternoon, As we discussed previously, the duplicate charges for the flea treatment and carpet cleaning have been removed, as has the tub stain, which was marked on the condition report Also as previously discussed, we are willing to negotiate regarding the outstanding balance, but all items besides the ones listed above were charged due to new damages to the property during this tenancy The carpet had stains which could not be removed by a professional cleaner in the living room, hallway, upstairs landing, and one of the bedrooms, and several of these areas the pad and subfloor were soaked in spots with urine, causing a strong odor to pervade the home The lawn was mostly moss in addition to needing dog feces removed, and the rental contract states that the tenant is responsible for maintaining the yard The paint did not match, and the damage to the vinyl is uncontested Again, we were willing to accept $1500, less than a third of the outstanding balance, as a settlement, but remain willing to negotiate a compromise in order to bring this matter to a conclusion Thanks, Allen [redacted] -B [redacted] Assistant Manager SJC Management Group [redacted] [Direct Line] (253) 863-[Office] www.sjcmanagement.com
