As we stated earlier Silverado II made a good faith offer that was rejected by the customer Once our good faith offer was refused we considered this a closed issue Our offer of a free week was above and beyond any reasonable expectations for the discovery on one single bug Unfortunately that was not acceptable to the customer so the offer was withdrawnIn no way does the discovery of one bug after a full weeks stay warrant a full refundAs any good lawyer will tell you if you discover a person is not telling the truth with any statement you have good grounds to suspect anything or everything they are telling youThat with the combination of her unprofessional public behavior and foul language at the front office and subsequent messages leave us to believe our best solution is to simply part ways.Silverado II has no counter offers for the customer to consider and we still consider this a closed issueRespectfully,Silverado II Condominiums

[redacted] [redacted] [redacted] Dear [redacted] ,Silverado II offered Ms [redacted] a resolution to this matter and she responded by saying she has no interest in staying in our disgusting property again Myself and the Board determined it is in everyone’s best interest not to have her return Everything about her complaint and allegations are suspicious and full of liesSeveral complete inspections of the room show no further signs of bugs The bug experts said due to the rapid regeneration cycle of bedbugs it is likely this bug had been in the room a very short time Further since it was an isolated bug they feel it most likely came in with the guests that were currently in the room since they have been there for daysIt is impossible to determine where the bug came from but it easily could have come from her luggage, car rental, airplane, airport shuttle or infinite other possibilities We feel we went above and beyond all reasonable business expectations by offering her a free week stay and her refusal of this offer brought this matter to a termination Silverado II feels it is extremely unfortunate that a single bedbug was discovered in her room but even if we accepted full responsibility for this, which we do not, a full refund is an absurd request considering they suffered no loss or damage Silverado has never had bedbugs in the past and we haven’t had any since her stay so there is clearly no sign of an infestation or even a single other sighting Silverado will be making no further offers to Ms [redacted] and considers this matter closed. Please let me know if you have any further questionsHere is a copy of the response to the General Manager from the Board: Brad,In our judgement, Sowes Ms [redacted] no further consideration The timing and details this complaint are highly suspectThere were no direct or indirect damages incurred by the renter and she received the full value of her [redacted] trade during her week stay Her behavior in the front lobby area violated all reasonable standards of conduct and was abusive to our staff and offensive to our other guests We feel strongly that allowing her to return to our property under any arrangement, free or otherwise, represents a serious business risk to our time share operations and overall reputation We request that Brad create a final response indicating that the offer a free stay has been rescindedBrad M [redacted] General ManagerBoard of DirectorsSilverado II Condominiums

I am rejecting this response because:
Regards,
[redacted]Silverado II has the audacity to state that situation seems suspicious and I am full of lies. I find how this resort conducts business to be very poor. I am highly offended at the fact that the resort thinks we brought the problem. I have been an [redacted] member since 2005 and have NEVER dealt with a situation like this. As stated in my original complaint, the reason I stated I did not want to stay in their resort was because [redacted] told me that I didn't have to stay in that resort because they owned others. I had no other issues with the resort until the last day we were leaving. Where did the bed bug come from? That will be a question that will never be solved, but I want some sort of accommodation for the matter we had to o deal with. As we stated earlier Silverado II made a good faith offer that was rejected by the customer. Once our good faith offer was refused we considered this a closed issue. Our offer of a free week was above and beyond any reasonable expectations for the discovery on one single bug. Unfortunately that was not acceptable to the customer so the offer was withdrawn. In no way does the discovery of one bug after a full weeks stay warrant a full refund. As any good lawyer will tell you if you discover a person is not telling the truth with any statement you have good grounds to suspect anything or everything they are telling you. That with the combination of her unprofessional public behavior and foul language at the front office and subsequent messages leave us to believe our best solution is to simply part ways.Silverado II has no counter offers for the customer to consider and we still consider this a closed issue. Dear...
[redacted],Silverado II offered Ms [redacted] a resolution to this matter and she responded by saying she has no interest in staying in our disgusting property again. Myself and the Board determined it is in everyone’s best interest not to have her return. Everything about her complaint and allegations are suspicious and full of lies. Several complete inspections of the room show no further signs of bugs. The bug experts said due to the rapid regeneration cycle of bedbugs it is likely this bug had been in the room a very short time. Further since it was an isolated bug they feel it most likely came in with the guests that were currently in the room since they have been there for 7 days. It is impossible to determine where the bug came from but it easily could have come from her luggage, car rental, airplane, airport shuttle or infinite other possibilities. We feel we went above and beyond all reasonable business expectations by offering her a free week stay and her refusal of this offer brought this matter to a termination. Silverado II feels it is extremely unfortunate that a single bedbug was discovered in her room but even if we accepted full responsibility for this, which we do not, a full refund is an absurd request considering they suffered no loss or damage. Silverado has never had bedbugs in the past and we haven’t had any since her stay so there is clearly no sign of an infestation or even a single other sighting. Silverado will be making no further offers to Ms [redacted] and considers this matter closed. Please let me know if you have any further questions. Here is a copy of the response to the General Manager from the Board: Brad,In our judgement, S2 owes Ms. [redacted] no further consideration. The timing and details this complaint are highly suspect. There were no direct or indirect damages incurred by the renter and she received the full value of her [redacted] trade during her week stay. Her behavior in the front lobby area violated all reasonable standards of conduct and was abusive to our staff and offensive to our other guests. We feel strongly that allowing her to return to our property under any arrangement, free or otherwise, represents a serious business risk to our time share operations and overall reputation. We request that Brad create a final response indicating that the offer a free stay has been rescinded. Brad M[redacted] General ManagerBoard of DirectorsSilverado II Condominiums

I am rejecting this response because:Now, I'm being called a liar? This is completely ridiculous! Yes, I was obviously upset about finding a bed bug after my husband, two year old son, and I slept in the bed and we were ready to check out. I'm also currently 6 months pregnant and was unsure if this would have any affect on our bodies like ticks do. Sorry! When the manager acts like it's nothing and I had a flight to take that day, yes, I'm going to be upset. I have said over and over that I rejected the offer because [redacted] stated they owned other resorts in the area. Do the right thing, just like any other resort would do. Give me the original offer as you stated you offered. You never gave me the opportunity to know that [redacted] was incorrect in telling me you owned other resorts.
Regards,
[redacted]
