We have only received a work order on 1/24/2018 regarding the tenant requesting we look at an exhaust fan in the bathroom. We sent maint over and discovered that there was no exhaust fan, or ever has been an exhaust fan, installed in that bathroom. There is a window in the bathroom for ventilation...
and per code we do not actually have to also install an exhaust fan. However, we did contact the owner and after conversation he agreed to allow us to install an exhaust fan in this unit. We had maintenance make an appointment with the tenant to do the work on 3/14/2018 the tenant called the maint man and cancelled the appt. Maint made another appointment wit the tenant for 3/22/2018 per his request on the day he set and again tenant called and cancelled the appointment and stated he cannot be available until 3/28/2018. Maintenance also informed our office that there is no visible large mold build up in the bathroom. Tenant had also signed a Mold Addendum to the Lease when they moved in that states tenant is to ventilate bathroom space while showering and wipe down any moisture that is on the bathroom walls, windows and fixtures after bathing/showering. Leave bathroom door open after showering to air out. Should tenant see mold visible that is not from an ongoing leak to clean the area with soap and water and allow to dry and apply a non staining cleaner such as [redacted] Mildew Remover or [redacted] Clean up.
