People.... don't rent from Western Premium Property Management. My experience was stressful and it felt very shady!!! Once I said I was on the SAID program, the communication was nil,,, BEWARE!!! When you discuss lease and rent and deposit, the correspondence mood changed! DONT DO IT

I disagree with your assessment that we discriminated against anyone on any program. We have a large number of people on disability programs. That most certainly was not the reason you didn't end up renting from us. Your allegations are completely unfounded and you know that.

So I want to know what happened then. We cancelled our lease because we were getting the run around. How come I didn't get responses when I texted S? I texted her 3 times and she didn't respond. Why? After I told her I talked to my worker? I talked to my worker on Friday and she talked to me about the guarantee. S texted me on Sunday after and wondered why it wasn't covered. I have the texts. The mood sure changed when H was texting her. She said in her texts 'people like you'. What's that supposed to mean? People that are cautious and need to know details about the rent before we rent,is that who? What did that mean then? When we were gonna sign the lease, it was done in 2 days. Why did it take S 2 days or more to redond back? She sure didn't produce the revised lease that stated no wifi included and that *** was under the owner NOT under different meters. We did what she wanted she just didn't tell us the truth.what...are we supposed to pay the basement tenants warm showers? YOU KNOW THAT!

The confusion was over utilities. The change in the utilities was a directive from the owner and we did not find out about the security system/WiFi until shortly before you did. We were willing to accommodate for that. As for the Sask Energy issue, there are not 2 separate meters and never will be. The previous tenants all had the gas in their names so there was no issue. The basement suite is heated by power radiators not by the furnace. While the discussion with the owner was going on about the utilities there was a delay because Sherri was not part of that discussion. Until we had instructions from the owner and more information we could not pass on anything further. We were going to split the costs to take into account the hot water usage but we didn't get that far with you.

Again, I apologize for the confusion and bad timing for the utility change.

Your funding arrangements had nothing to do with the decisions or the changes.

was managing the rental of my condo.She did not manage the condo as promised and many damages and missing items have not been compensated for.
I selected *** at WPP Management to manage rentals of my condo based on her personalized service and her answers to my questions. I was assured that renting my condo furnished and with household items she would take an inventory before and after each tenant to make sure my belongings were accounted for. If any damages or items were missing they would be reimbursed from the security/damage deposit.
They began managing my condo February 2015.
In the first year of her managing my condo there was a reimbursement to me for damaged items. So I felt assured that if anything was damaged or missing I would be compensated.
I moved back into my condo on November 3rd to find items damaged and countless items missing.

The normal wear and tear items, like dings in the walls, furniture scratched, sofa stained etc. are not mentioned. However, I was recently charged a "deep clean" by the the company. The condo was filthy, cobwebs, dirt under the sofa cushions, layers of dirt on surfaces. This is not acceptable to receive the condo in such a dirty state.
I also have a crawl space under my condo which I have stored my personal items. I asked *** in an email to put it in the contract that no one should access my crawl space. I came home to find my crawl space has been gone through. Things are not as I left them. I do not know at this point if anything is missing or damaged as I haven't had the time to access the crawl space completely.

Desired Outcome

I am asking for one month of the damage/security deposit ($1600) to cover the main missing and damaged items, and to cover cleaning costs etc. Or a refund of their fee for the past year as they have not been providing the services they promised to. The fee they have charged me came out of the rent paid to them for my condo. The rent received for October was $1600 - Their fee of $168. $168 x 12 months = $2016.00 The damage and missing items should have been dealt with upon move out by a tenant. That is what they promised to provide, tenant screening, management of the rental and to ensure my condo and contents were not damaged or taken and for my condo to be left clean. This has not been provided.

I am very sorry that Ms. was so unhappy with our services.

For 3 years we had good tenants occupy the furnished rental unit. We had good tenants in place; a number of them being professionals.

In those 3 years, we had very very few charges for repairs or maintenance and only one cleaning bill throughout that time which was very much needed. That cleaning was to steam clean the sofa, carpets, wipe out closets, wash all of the bedding including unused pieces that were not used because they become smelly when sitting in a linen closet. We did not do a deep cleaning after the last tenant because that would have had to be charged to the owner. We left that to her discretion. Because there was dust and some webs behind the TV is not reason to ask for a deep cleaning cost back which occurred over a year before. The condo was cleaned before handing back to Ms..

We completely disagree with the statement that the condo was filthy and that there were layers of dust. We had a professional couple who just moved out at her request to move in who would be very offended by her comments of the filth. They lived there and it was always very clean and well kept.

We had good tenants in place and had no complaints about them or notice of trouble. We do not know about door damage.

Yes, the office chair top fell off. It actually fell off as the last tenant moved out. Had we placed another tenant we would have gone in and fixed it. We apologize for this. Our assumption from communication with Ms. was that she would be returning immediately after the tenant moved out so we did our best and left the unit for her return.

During our time of management, over $1000 was paid out to the owner from security deposits for wear and tear, maintenance and pet fees.

We made it very clear to all tenants not to go into the storage area under the floor in the closet but we also did not go into that area or even know what was in there so no, we did not check that area. We stayed out of the boxes.

There is going to be wear and tear and maintenance required in any rental and with furnished it is even higher as there are a lot more items to deal with. We made it very clear at the beginning that any items that were precious should be stored away.

Again, we are very sorry that Ms. is so unhappy with our services but we stand by our services and always worked hard to put the best applicant into her suite.

*** made mention to money paid out to me during the time she managed my condo. I was reimbursed for damages (to a chair, a broken plate from the dining room, a queen duvet) within the first several months of the management of my condo by wpp. Those items were not listed when I filed the complaint. The pet fee was not from damages but a non refundable fee paid to me for allowing a pet. There were 2 separate rentals that had a pet fee paid fo me during the 3year 10 months condo management by wpp.

I asked *** specifically how she would ensure the furnishings and condo belongings in all of the drawers, cupboards and rooms were still present at the end of a rental and she said mainly with photos. If any items were taken or damaged beyond natural wear and tear the security deposit would cover them.

Responding to ***'s statement "the back fell off" of the office chair = the back metal plate was screwed to the chair with four screws and the back plastic was broken(the screws and still in place) It did not "fall off" it is broken. ***.

The front door has a large crack running from under the window downwards towards the floor. Possibly damaged from kicking the door. I don't know how the door was damaged or when, but a cracked front door is not normal wear and tear.

There were many items I did not list in my report, that may have been classed as wear and tear such as the teardrop pendant lights which one pendant has shorted out and the entire fixture had to be replaced. Both shower heads in both bathrooms have been taped with black electrical tape and are no longer functioning as they are supposed to. The stainless steel fridge is dented in many spots all over both doors. All of the furniture is damaged with dings, scratches and stains. The list goes on. These problems could be normal wear and tear and I have not included any of it in my report.

The condo was not cleaned upon move out. *** surfaces were not wiped, dusted, that hairs were left, of hair found, grease left in the stove display etc. Part of wpp job was to ensure the condo was left clean at the end of a rental, as well as no "missing" items. This was not done. I have been a tenant vacating after a rental, I've had to clean out the tubs, wipe out the window tracks, wash floors, dust etc. Prior to receiving my security deposit back. My condo had pubic hairs in the shower, dirt in the sofa, surfaces had not been wiped down, the floor was not clean, the stove and fridge were dirty etc. The fact that *** did not check the condo for cleanliness and was more concerned about offending the last tenants is evident.

I believe that my condo has been neglected for some time, the backed up lint into my dryer cavity was a fire hazard not just a cleanliness issue.

*** did not function in the role she was hired for. To ensure my condo was properly managed, cleaned and contents did not go "missing". *** did not check for damage, cleanliness nor contents. The amount of problems proved this was a long term problem. For 3 years there was zero security deposit withheld from tenants yet countless items missing and several large items damaged behind "wear and tear".

Responding to ***'s statement that the tenants moved out at my request is not accurate. I took my condo back after a completed rental lease. The tenants lease was over October 31st and I moved in November 3rd. ***. The tenants requested to start a new rental lease after their current lease ended Oct 31st, which I denied. ***'s assistant *** emailed me prior to the end of the month and at that time I told her via email I would not be in the condo before November 2nd. It was not until the evening of November 3rd that I first entered my condo. Wpp had ample time to verify the condo was cleaned and to inspect for damages, missing items etc.

I have a copy of a list *** gave to a tenant November 1st 2015. It is an itemized list of furnishings of the condo. The list is not complete as it was made 9 months after the first tenant moved in. The list was made by *** and WPP as a checklist. I found it in a cupboard in the kitchen. While a few things were not listed it does show many items that were there and are nolonger in the condo. It is not about wear and tear, or any attachment to the items - The items taken/missing need to be replaced and the damage to the front door, the chair etc has to be fixed. *** did not inspect the condo upon move out adequately nor consistently. She reimbursed me for a broken plate in 2015 but now a broken office chair she says the back spontaneously "fell off".
