Seven Gables Real Estate

An agent from Seven Gables represented me on my recent home sale. The experience was the worst. (1) The agent failed to confirm the inspector's credentials -- and after I identified false repair items in the report and requested confirmation of this in writing and NOTHING was done. I later learned that the inspector's firm had been suspended by the state more than 7 years prior and had a history of defaults and judgments including a very large judgment for a fraudulent inspection. I had to expend tremendous resources in a short time to vet false claims (2) The agent failed to ensure ANY contingencies were released in the 21 day timeframe. The agent also allowed submission of additional (new)repair claims after the 21 day deadline. (3) The agent told me he had successfully negotiated additional time to move (via a text) but failed to respond to my requests for confirmation via email. I later learned that the agent screwed up the execution of the terms late in the process resulting in the need to move faster than I was led to believe... thereby causing me great stress and cost. (4) I had to hire an attorney to confirm my obligations given the screw up of contract terms (5) The agent failed to verify the buyer's rebate even though I notified him of this concern in writing.... I later confirmed with the buyers that they received a sizable rebate. (6) I spoke with the broker of this firm and was told he would provide remedies to address issues with my transaction given the short timeframe to move and this was NOT honored.

I would never use this firm or the agent as a buyer or a seller again. In fact, I would never even accept an offer from this agent on a home I was selling. In my case, I found them to be untrustworthy.
