At the time of and time leading up to the Pre-construction meeting, the homeowners made several floor plan changes to our original plansObviously such changes will affect the overall square footageSchumacher Homes does not sell homes by the square footThat would be like selling a car by the poundInstead our prices are determined by the cost of construction, design of the home, lot characteristics and selected optionsIn any event, I will be happy to send a copy of the final approved plan for your review
This resolution is acceptable. Please make no mistake, we certainly do not dispute the quality of the workmanship of the home. It is indeed, very well-built. I do appreciate tha[redacted] and [redacted] have both struggled with various sub-contractors following through as they've been hired to do. It is unfortunate that many of these sub-contractors do not at all value the timeframe that Schumacher purportedly sets forth with them. As both gentlemen will tell you, construction on the house completely halted on at least two separate occasions for a period (each time) of 3 1/2 to 4 weeks due to sub-contractors who failed to report to the job site as scheduled. Unfortunately, having been contracted by Schumacher, the carelessness of those sub-contractors casts a negative light on Schumacher. Certainly, days when there is little to no construction activity during a new build are understandable, and to be expected. Weeks of inactivity would frustrate even the most seasoned new-construction homeowner. Simply something to consider when bidding out future jobs in [redacted]. We've had at least two families who are on the verge of contracting to build new homes, and both had been heavily considering Schumacher as an option. Clearly, there is much positive to be said for our home's size/value/workmanship. Unfortunately, our experiences with sub-contractor delays and ineptitude (especially in regards to the outfit who completed the HVAC system) has been quite a turnoff to them as potential Schumacher customers.
Secondly, we are quite aware that this is a larger home. I would wish that in the future, Schumacher would not tout the universal "120 day guarantee" as a luring factor when contracting with potential new customers. During both of our new-home consultations, we were incredulous and repeatedly questioned this timeline - only to continue to be reassured again and again that this 120 day move-in guarantee was "very accurate." This was definitely a big selling point when we were scouting prospective builders. [redacted] never alluded to the fact that this guarantee was in relationship to the size of the home - and from the beginning, it was certain that we were building the Ridgewood Dual Master - clearly one of your larger models. I realize the fine print of the closing paperwork delineates different construction timelines per square footage, but I have to consider this somewhat "after the fact." I don't at all regret our decision to use Schumacher. I simply wish that the timeline would have been much more explicitly stated when we signed our initial contract - not when we we had already contracted the build, and were muddling through mounds of paperwork at our soft closing. I understand that this closing paperwork allows for 180 days to completion. Had this timeline been established early on, we would have had much more realistic expectations for the completion deadline. It placed forth very unrealistic expectations for the job. I realize that though it is inconsequential to Schumacher, making payments on the new home we are not yet occupying as well as the rental we are forced to continue living in, coupled with paying dual utility bills (electric, etc.) well beyond when we were expected to have been in our new home has been frustrating, at best. A more forthcoming construction timeline/protocol would have been SO appreciated at the outset and would have potentially made the build substantially more tolerable. My kudos, however, to both [redacted] and [redacted] for doing the best job they possibly could given the significant amount of sub-contractor problems they've encountered during the construction. As per your indications, I will look forward to a closing in the very near future.Revdex.com:
I have reviewed the response made by the business in reference to complaint ID [redacted] and find that this resolution would be satisfactory to me. I will wait until for the business to perform this action and, if it does, will consider this complaint resolved.

I have read the attached comments from [redacted] and want to offer the following:
1. The date of the purchase agreement was March 24, 2013
2. The excavation date was July 30, 2013. The 120 day construction time guarantee does not apply to homes over 3,500 square feet as this home is larger....
Based on the time period, Schumacher Homes will pay a one thousand dollar move-in guarantee at closing though.
2. I discussed the construction status this morning with J[redacted], our Cincinnati General Manager. We are nearing the completion of the construction. The countertops, carpet, final painting and miscellaneous punch list items are being completed now. He anticipates requesting the final construction draw on January 28th and closing shortly thereafter--pending final building inspections.
Please review this information and let me know if you have any further questions.
I have reviewed this job with our General Manager who has been in constant contact with Mr. [redacted]. The preconstruction meeting was held in July. Mr. [redacted] continued to make changes to the plans, which is fine except it does slow down the process. All changes must be made and homeowner must secure...
financing before we can obtain engineering and submit for our building permits, Based on lot conditions, Mr. [redacted] decided to pay cash for the home instead of finance the home. Once all of these changes were secured, Schumacher Homes submitted for the engineering and permits. The permits were recently granted and we are ready to begin construction.
Please review this information and let me know if you have any further questions.
Revdex.com:
This business has told us that they would make things "right", as long as they build our home correctly and fix all of the problems, we are fine. We agreed to build with them because we liked how their model homes and the homes they built for others were built. Prayerfully, our home will be the same. I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution would be satisfactory to me. I will wait until for the business to perform this action and, if it does, will consider this complaint resolved.

During the sales process, the homeowner made several changes to the original plans. The main change was a reduction of two feet on the rear side of the home. This resulted in square footage differences in several rooms. The square footage of the entire home was not recalculated until recently. On...
February 7, 2014, we issued the homeowner a credit change order in the amount of $14,563.75.
Please review this information and let me know if you have any further questions.
Our General Manager [redacted] and Builder [redacted] have been in contact with Mr. [redacted]. They have been providing him with the construction schedule. Most recently they have offered to meet Mr. [redacted] at the home to review all of his concern. They are waiting on his response to the meeting.
As I agreed to in my previous email, Schumacher Homes will provide compensation at the end of construction. This agreement continues and will be provided at closing.

It seems as if we are not getting anywhere with Schumacher Homes. Mr. [redacted] waited for 2 days to meet with [redacted]. [redacted] did not show up to meet with Mr. [redacted]. Schumacher is not waiting on Mr. [redacted], Mr. [redacted] is waiting on [redacted] to show up and meet with him. [redacted] have not put forth any effort to meet. Schumacher is not willing to state in writing what their compensation will be, before closing. Homeowners have asked numerous times for this information and Schumacher is refusing to provide this in writing to homeowners. This tells me they are not trustworthy and cannot be trusted. Schumacher should have already done the punch out for this home and it has not been done. We are not accepting their response until Schumacher meet our request in writing. The date given in the previous email remain in effect for a written response from Schumacher regarding the compensation.

As of February, 2014 there have been no major work done on this house. The new staff for Schumacher Homes is still not communicating with homeowners. Homeowners are still having to make phones calls to find out what is going on with the house.
Schumacher Homes group is a bunch of liars. I don't believe a word they say. The compensation this company is talking about will have to be in writing, provided to the home owners thru Revdex.com in a letter to homeowners letting us know now what their explanation of compensation will be. Homeowners are not at all satisfied with none of Schumacher 's work. The work is poor, construction poor. The foundation has cracks in them. The contractors added lots of water to thin out the concrete mix and homeowners don't know how long foundation will last before it become a problem. If there is a way to start the entire construction of this home over at schumacherhomes expensive, let's do so. Every construction draw was forced by builder because if homeowner didn't sign, Schumacher threatened to stop construction on the house. The house is of poor quality. Homeowners are just not accepting builders words any longer, they have no integrity with homeowners. Homeowners want in writing everything Schumacher Homes is planning to do to homeowners house and what Schumacher Homes are planning to compensate Homeowners with. Homeowners want in writing when Schumacher Homes plan to finalize homeowners house. Builders have been making promises since the beginning of this construction and breaking them since the beginning. The saddest part for homeowner is that Ms. [redacted]'s father passed away November 25, 2013,when house should have been completed and he was not able to see it. Now homeowners wife mother is dying and will not see the house completed either due to this company's procrastination of completing a 2700 Sq ft. Home. Schumacher Homes is a great disappointment to homeowners and due compensation will be pursued, and not received verbally, but in writing.
