Thank you for your feedbackWe take all feedback seriouslyMr*** was refinancing his second propertyAfter receiving all of his documentation his loan went to our underwriting departmentPer Fannie Mae guidelines if your second home is within a specific distance to your primary residence

For your reference, details of the offer I reviewed appear below.For clarification, I would like to know [1] Where in the process, i.e., what document that I signed, that HOA dues were asked about and where I would have known that this was considered a liability[2] If this was considered a liability by Royal United Mortgage, wouldn't they have asked specifically about it[3] I was under the impression that all liabilities are on a credit reportI've never seen HOA dues on any credit report of mineI fail to see how this is a miscommunication/misunderstanding on my partIt might be the practice of Royal United Mortgage, but it is not good practiceThe very fact that they are going TO EDUCATE THEIR PERSONNEL ON THIS ISSUE FOR FUTURE MORTGAGES shows that they de facto admit the error is on their part due to their OVERSIGHT to specifically address before proceedingI find their 1/credit while better than nothing still does not address that the error is on their side, not mineI would like answers to the above before proceeding with accepting/rejecting this settlement.It also does not explain the shoddy treatment I got when Dan R*** SPECIFICALLY had left in the voice mail to contact him when he first told me about the 1/credit for the appraisal feeI repeated called and emailed him and cc'd JustinNeither ever had the courtesy of calling me back IN SPITE OF DAN R***'S SPECIFIC REQUEST FOR ME TO DO SO HAD I HAD ANY QUESTIONSRegards,*** ***

Again, no proofI have never dealt with a company that has side stepped on their responsibilities as much as Royal United Mortgage hasIf you can only provide information of where (credit card bank account, mail or other) was this refund delivered to this would have all been overI am also insisting that the full $520, not half ($260) like you are stating be returnedNo service was provided on your part and you should not have the right to keep my money.

Royal United are liarsThey tried to transfer the original appraisal done by *** Loans to themWhen they didn't do their job and check first, they tried to put the blame on meSecondly, I researched the average closing cost of a loan like mine with themThe average processing fee should be between $and $where I liveRoyal United tried to charge me $1,Laughable! I ended going back to *** with way less hassle, way lower fees, a free appraisal, and an interest rate of 3.99% instead of their rip off 4.5%My credit went higher last week as I just paid off 22,in student loansRoyal United caught lying againAs you can see by their lame response, they didn't offer to rectify thus situation at allJust more typical responses by Royal UnitedBlame everyone else! Royal United is very unprofessional, their agent I had was very condescending, and Royal will lie as much as they can to get you to stay with themProblem is, I've done this many times before and wasn't about to be taken for a rideRoyal United didn't like thatSo, I fired themThey don't practice what they say about their so called 90% customer satisfaction record at callMore to the contraryTheir lossI will continue to go viral on the internet and with everyone I know that Royal United are unprofessional!

a timely and professional mannerIt is also in our opinion that the borrower misunderstood the importance of divulging all of her rental properties to Royal UnitedRoyal did not uncover the other rental properties till after the appraisal was completedOnce the other rental properties were calculated into Ms***’s debt to income (DTI) it was unfortunately over Fannie Mae’s acceptable levelRoyal United Mortgage sent Ms*** her appraisal and will be happy to transfer her appraisal to any lender that will be able to complete a refinance for her Due to the public nature of the Revdex.com we are unable to upload any loan documentationHad the findings shown a different result, a different action would have been taken by Royal United MortgageRest assured Ms.*** comments will be shared with our training department to help improve our customer service

First of all, it is not good faith when this mortgage company does not call or communicate in any form for over two months advising me of the status of my loanSecond, my application WAS a quality one, I had a 740+ FICO score, year job and made above average salaryMy application was good enough for an institution such as *** ** *** to process my application immediately afterWhy else would Royal United order an appraisal if I was not approved as a quality candidate? And third, and the point of this entire situation, I have not been forwarded my refund! I called *** and they keep sent me back to Royal UnitedI invite Royal United to provide proof of their communication to meThey claim I was notified immediately of the progress of this application, at no time did they initiate contact to me, I had to follow up and insist they provided status. The attached shows the only email I got in regards to my refundAs you can see, it is very vagueNo visa card of mine has been refunded for any amount.In a little over one month, it will mark the one year anniversary when I first applied and they are still playing gamesPlease, let’s move on and refund the $you unethically took from me.

I can answer that for you, NO YOU WOULD NOT, so why do you think someone else should accept yoursI really think Royal United Mortgage at least owes me an apology and my appraisal money back. I would not be asking for the appraisal money back had I not been told with surety that was the only think we needed to close the loanI can not believe Royal United Mortgage does not see anything wrong with this business practice.

to this issue the loan advisor had to change the loan structure to be able to meet Fannie Mae guidelinesAfter the loan was initially underwritten and was ready to be clear to closeThe underwriter found another issue with the fileThe loan advisor went above and beyond efforts to be able to fulfill the stipulation preventing the clear to closeAs this was happening the borrower went to another lenderWe deeply regret that Ms*** did have a good experience with Royal United Mortgage LLC and we will be happy to transfer the appraisal to any lender that Ms*** choosesHad the findings shown a different result, a different action would have been taken by Royal United MortgageRest assured Ms*** comments will be shared with our training department to help improve our customer service
