I was notified by my employees that a tenant had found some rat droppings in their
unit over Labor Day weekendWhen I came into the office there was a note left for me saying that the tenant would come in to talk to me about their unitWhen the tenant did come in to talk to me about their unit let them know that all insurance was through a third party provider and the tenant was responsible for their items, as the lease the tenant signed statesI went down to take a look at the unit, at the tenant's request, and saw some droppings in the unitI let the tenant know that if they got all their items out of the unit I would refund them their last months' rent, since the lease also states that we do not prorate out upon move-out, also let the tenant know that they could use the dumpsters on property to throw out any items they did not want to keepI let the tenant know that if they did not want to remove the items from their unit, I would dispose of them, but they would only be getting back their deposit on the unit if I had to do soThe tenant came back to the property to remove a couple items over the course of the month and eventually left most of the items in the unitI moved the tenant out, refunded them their deposit, and disposed of the remaining items myself, as previously discussed-Manager at San Marcos Self Storage
