Salem Fields Townhomes received a complaint from your office
regarding the above mentioned resident.
An incident occurred at the home o[redacted] rents from us on
12/12/13- a young woman who was a guest of [redacted] went to the store to
purchase a blunt cigar. Upon...
her return the young woman pulled into the parking
space directly in front of [redacted] unit and according to the young woman, she
thought she hit the brake peddle, but she actually hit the gas peddle. The car
jumped over the curb and ran right into the front of the unit. After the
incident happened, I personally came over the [redacted] home, looked around
inside, took some pictures, got the police report number and spoke with the
fire department. The fire department concluded the home was inhabitable since
the damage was on the bump out of the home. I did tell [redacted]8 we would repair
the home as soon as possible. There was a delay in getting the proper
quotes/estimates and administrative forms completed between our management
company and te contractor. As soon as all the required paperwork was completed,
the work began. As of today 2/4/14 the repairs are almost completed. [redacted]
never contacted the rental office to report rodents therefore we did not sent
pest control to her home.
[redacted] received a “non renewal” nottive on 12/20/13 due to
issues that have nothing to do with the incident on 12/12/13, it is in regards
to her rent being paid fraudulently. [redacted] indicates she has not received any
negative notices from the rental office; however she did receive the 5-day pay
or quit notice indicating the large amount of rent due since the credit card
company reversed the payments. In the 5-day pay or quit notice it clearly
states that she owes rent and that all money need to be paid or we will file an
Unlawful detainer with the [redacted]. We are scheduled
to go to court tomorrow 2/5/14 for past due rent. There is also an active [redacted]
[redacted] investigation going on in regards to the fraudulent payments.
Review: On 12/12 my town home was damaged by an individual running a vehicle into my home. Police and Emergency Services were dispatched to my home and completed a reports based off of the incident. I spoke to [redacted] Weakley ([redacted]) at the property and was advised by her that the damages would be repaired immediately. Today is 1/21 and the home is still damaged. I sent an e-mail message to Salem Fields on 1/6 to check on the status of repairs. In the e-mail I informed them of the living conditions in the home and pleaded with them to find out when things were going to be repaired. I have yet to receive a reply e-mail. I waited 7 days then sent a letter on 1/13 to [redacted] Management ( property manager). I have yet to receive an email reply back from them as well.
On 1/17 I had to contact the fire department to come out and re-inspect the home. Due to the home being open to the elements I was experiencing electrical sparks which is a residential hazard. The fire department had to then shut off additional power to that area of the home. The fire fighter went over to the rental office to inform them of the issue. He spoke with [redacted] who stated that "She did not know there were any issues with the home" despite the multiple e-mails sent to her and property management. She also informed the fire fighter that she had previously sent over a member of maintenance who had supposedly made some minor repairs to the damage.
Until 1/17 a member of maintenance had not visited the residence to make any repairs. Not until 1/17 did a member of maintenance come over to the property and shove a towel into the home to attempt to keep out the harsh weather conditions. The maintenance worker did inform me that unfortunately that was the best he could do. And that if wet conditions occur the towel would get wet and I could contact someone to change it out in the event the home was not repaired by then.
[redacted] stated on 1/17 to the fire department as well as [redacted] insurance company that there had been an estimate drawn up and that repairs to the property would begin the week of 1/16. This information was never relayed to me by the property and still has yet to be relayed to me.
I received a letter on 12/20 stating that my lease would no longer be renewed. Previous to the incident I received a letter from the property stating that I needed to come to the office to complete documentation informing the leasing office whether I would be moving out or not. I have not had any negative issues with the property on my own behalf . I spoke with an individual whop works closely with [redacted] the [redacted] and was informed that the reason my lease is not being renewed was due to the damage to the property. [redacted] informed [redacted] that the reason for my lease not being renewed was due to other underlying issues. I was never informed of any problems that the leasing office was having with my residence. I have never received any negative notices from the office stating that I had violated my lease in any way.
I have had a very poor experience through this whole incident. Rodents have entered the home due to the opening in the front. Temperatures in the lower level of the home a fell below freezing. Dubris from trees and grass have entered the home through the openings. Rain and snow enter the home through the opening causing sparks to occur in electrical sockets. The home can sometimes be inhabitable on the lower level and I am confined to the upper level of the home. All have been relayed to the rental office. Now, well over a month has passed and I have yet to see any repairs attempted or any feedback from the property.Desired Settlement: I would like for the home to be repaired and the property to provide me with a copy of my file showing a legitimate reason for my lease to not be renewed.
