Of all these complaints no one yet mentioned this, real estate attorney's charge upwards of $350 an hour. How do I know, because I've interviewed 2 of the best in the area. See crooks like this HUD contractor want their money for nothing and their lunch for free.
I've written to the State Attorney and Dr Ben Carson regarding the incompetent business practices going on in this Atlanta office. As well, including some suspicion of insider negotiations of sales.
As a former real estate agent the first duty when putting to market a property is confirming a marketable title, yes the deed must be transferable. Read through here and see the people who have taken the time to forewarn the public and make known the waste of taxpayer dollars going on in Atlanta.
Time, energy, resources, and reputations wasted involving the listing agents, selling agents, buyers, and title companies, all so Sage can continue to deposit their contracted income.
Like the others, your representative signed a bottom line purchase agreement for a full price cash deal ...as is no less .. on what was supposed to be my home in just 7-10 days... Instead after cashing in stocks and wiring funds, ordering utilities and insurance... The title company revealed there was no deed recorded. Well, there was.. But that's going to be the next chapter to this story.
You really want to keep my earnest money deposit? That money is a drop in the bucket compared to my two months in a hotel, storage fees, and what now is going to be legal fees.

You're charging hard working American taxpayers to secure, monitor, and market homes assigned to you...and doing what all day?
The title company was embarrassed, the listing agent was scared she would get reprimanded, we all gave you weeks to produce even an answer as to if you could produce a deed... And like the folks below...an incompetent, rude email acknowledging nothing was your response.
What you are doing is criminal and you will be called to answer.

Horrible customer service I've been waiting 10 days now to get info on a fha case number I just receive useless email responses no one to talk to .

In April 2018, my husband and I placed a bid on a property in Wimauma, Florida through our agent. The bid was accepted and we were thrilled. We followed all of the instructions and submitted our earnest money correctly and on time. We also executed our sales contract on time. We did everything correctly and on time. Our closing date was set for June 11. The week before closing, our agent contacted the title company to see why we hadn't heard anything for a while and the title company said they had been trying to contact HUD/ Sage Acquisitions with no response. They had found three mortgages on the house and HUD needed to clear them out. The title company ended up requesting a 15-day extension (so that HUD/Sage would respond to them) which HUD "granted" 6/9. The afternoon of 6/11, Sage Acquisitions called my husband, told him they had cut a refund check for our earnest money and that the sales contract was cancelled due to the house being reconveyed to the bank. I contacted the listing agent and he said HUD cannot legally sell us the house until this issue is fixed. I also checked online and our home is already on the HUD website accepting bids! We are devastated. I am complaining about the following things:Did HUD not vet the house before they put it on the market? If not, this is fraud.We paid over $1,000 in addition to our earnest money for an inspection we were told to get, an appraisal, utility activation/ shut off and contractor estimates. I've taken a loan out of my 401K and paid a fee for the transaction. How will I be reimbursed for this'The emotional stress this has put on us is beyond words. We now must push back our adoption process. This also greatly impacts our renovation plans. We gave our management company notification that we were moving out. We don't know what to do now - if we should beg to renew our lease or go month to month (and pay a higher rent possibly above our potential mortgage).HUD granted a 15 day extension, but never USED any of the extension time to rectify the issue. They just cancelled the contract.

Other (requires explanation) We want this house and within the time frame originally provided. If we do not get this house, we want to be reimbursed for the money we paid for an appraisal, inspection, utilities, gas/ travel, contractor fees, etc. I would understand losing that money because WE backed out of the contract, but we absolutely refuse to be out of that money because HUD/Sage did not vet the home properly before putting it on the market for us to bid upon.

Sage Acquisitions is a real estate services firm that represents *** in real estate transactions. Sage represented HUD as the seller of a home. I sought to purchase the home and entered into a contract via Sage. Sage violated the contract and failed to close the transaction. I contacted Sage after they failed to close the transaction and notified them to return my $500 earnest money deposit per the terms of the contract. They said they would refund the money, but to this day they have not and it has been six months since I made the request for a refund.

In researching Sage online, I found dozens of consumer complaints of a similar nature. Sage's activities are illegal and they are harming many people including myself.

Refund Sage to refund my $500 earnest money deposit plus approximately $150 in out of pocket expenses I have incurred in my pursuit to get them to refund the money they owe me.

Mr. was the purchaser in the sale of a *** owned home. Therefore, Mr. entered into a contract with HUD, not Sage. Sage is the asset manager whom represents *** in the sale. Sage acted diligently in an effort to proceed with the sale. The closing agent presented Sage with closing documents which were reviewed, signed and returned in advance of the closing as required. Mr. apparently had concerns with the forms provided by the closing agent as he attempted to make changes. This form was submitted by the closing agent to be signed acknowledging receipt of the settlement statement. The Acknowledgement is a common form used by most closing agents. The purpose of the form is to hold the closing agent harmless, not the seller. Sage had no objections to the form; therefore, it was signed. Mr. failed to sign and proceed with the closing as scheduled. Closing agents are selected by the purchaser. If Mr. had concerns with documentation presented by the closing agent he selected, he had the option to select another closing agent and proceed with the closing. However, Mr. failed to close or submit an extension. Per *** guidelines, the purchaser forfeits their earnest money deposit for failure to close. There was no delay or hindrance on our part and the contract was cancelled and earnest money forfeited in accordance with the terms of the sales contract. Mr. signed the contract acknowledging receipt and understanding of HUD policies. Mr. was informed on more than one occasion that the earnest money would be forfeited. At no point was that decision overturned. Sage's position remains the same. Mr. is not entitled to a refund due to his failure to proceed with the closing.

Sage responded with deliberate false statements to mislead the Revdex.com. Sage presented new and additional terms and conditions on the day of closing that favored them / *** They offered no consideration for acceptance of these new terms as required by law. They refused to close the transaction unless I signed their new terms and conditions which violated federal and state contract laws as well as the entire agreement provision of the contract. Sage / *** requires all purchasers of *** homes to use one of their closing agents / attorneys. Sage lied in their response to the Revdex.com that a purchaser can choose their own attorney. When Sage / *** violated the contract, federal and state contracting laws, they then refused to close. Sage / *** then took my earnest money in violation of the contract and refused to return it. This too violates the law. In researching Sage on the internet including, but not limited to Google, all kinds of complaints from other purchasers who were defrauded by Sage appeared. Sage has been defrauding other purchasers. The Revdex.com must warn the public of the fraudulent and illegal activities that Sage regularly engages in so that the public can make an informed decision whether to deal with a company that engages in illegal conduct. As far as the illegal contracting activities by Sage, a lawsuit is filed in State Court and will be filed in Federal Court as well.
