Review: We built a house with S&A homes in Pittsburgh area. Closed the house on May 20th with pending landscaping and external painting. We were told that the remaining work will be done by May end. Since we closed the house, there are no attempts to complete the pending work. First we were told that work is getting delayed due to weather and when weather is good, we were told that work cannot be completed due to ongoing construction in the adjacent lot.
When ever we ask the project management about pending work, we are getting "work will start very soon" answer and they don't give any schedule.
Due to the incomplete work we are having lot of inconvenience. I signed contract with s&a homes a year ago. After so much delay in planning and construction, they handed over a home with a unusable and dirt filled front & backyard. I need them to complete all pending work.Desired Settlement: We want s&a homes to complete all pending work with out any delays.

Below is an email I sent to [redacted] from the Revdex.com earlier today. Hi [redacted] My name is Chris S[redacted] and I am the President of the Housing Division for S & A Homes. I am sure you are aware but just as a reminder, we have not closed on this house the customer so the home is still owned by S & A Homes. One of our representatives has been meeting with the customer or her realtor on an almost weekly basis for the past few months on site ensuring that the house is to her satisfaction. At this point, we believe the house to be complete with the exception of some exterior items that could not be completed due to the weather. Those items are currently in process of being done but none of which would hold up closing on the house. S & A Homes believes we have built this house to the specifications that were shown to the customer during the purchasing process. Also when the customer bought the house, the house was a framed so any room dimensions would be been done at that time. This is a townhouse and was a spec house so the customer was able to walk through the portions that were complete at that time. S & A Homes continues to be willing to meet with the customer to review and or repair any legitimate items per the contract of the house. We would like to close as well but want the customer to believe and sign off that they accept the house along with the specifications etc. prior to closing to ensure there is not confusion. Please feel free to reach out to me to review. Also, as a quick note, this house is in the [redacted] area not [redacted] PA. Thanks, Chris S[redacted] S & A Homes Inc. [redacted] – Ms. [redacted] as of today still has not closed on her home so S & A Homes is still the current owner of the house. For the past 3 months, we have been trying to get Ms. [redacted] to close on her home but she has not agreed to do so as she has given us a list of items that she would like corrected or has given us an option of reducing the cost of the house by $20,000 to compensate her for what she believes are differences in the contract vs what is built or deficiencies in the house. Someone from S & A Homes or myself has met with Ms. [redacted] or her realtor at least 10 times in the past to review the progress of construction or review her concerns. S & A Homes believes the house is built to the specifications per the agreement. We have received all our government approvals and are ready to close per the contract. I met with Ms. [redacted] personally in late May at the house with her Realtor to review the outstanding items and agree to do some minor punch work items. At that time I told her that I believe the house, specifications and selections are built to the contract. To no avail as she has not closed and in fact we received a letter from her Realtors attorney outlining what she believes is still outstanding. Our attorney is in the process of responding to the letter. At our meeting in late May, I told her realtor that I would be more than happy to refund her deposit money back and cancel the contract. She has not agree to this either. This offer still stands today. At this point, we will be responding to her realtors attorney in the near future.
Review: During the warranty period for our new home, built by S&A Homes, it was very clear that there were defects in the front door in multiple locations on the door - either in the door itself, or the paint that was used on this door, or to how the paint was applied to the door. We first notified S&A Homes on 10/8/2014. The Service Manager from S&A Homes came to the home on 11/7/2014 to look at the front door. He told us that he was familiar with these types of front door/paint issues. Neighbors told us that there were homes in our development that did have very similar front door issues - one of these homes is directly across the street. We wonder why this front door problem wasn't disclosed to us before we bought the home?
The S&A Homes Service Manager told us that he was talking to the door manufacturer, the paint supplier, and the painter to try and get to the bottom of this issue. The Service Manager kept telling me, during numerous phone calls, that he was looking into this issue. This went on until 5/7/2015 (6 months!) at which time the painter, hired by S&A Homes, finally came to our home to sand and paint the front door. Just two weeks later however, in late May, 2015, the same front door/paint issues reappeared in the exact same multiple locations on the door. It was obvious that just repainting that front door would not resolve the issue - the problem was deeper than that, in the door material itself. I called the painter on 5/23/2015 and told him. He felt that painting it again would not solve the issue. I called the S&A Service Manager and told him that we needed a new front door.
During the months of June & July, 2015, I spoke to the Service Manager many times and asked him to define the go forward plan. He told me that he was going to run tests on the door, the paint, and how the paint was being applied and he would let me know the results. He was also going to bring the S&A CEO to look at my front door and my neighbor's front door directly across the street from us, which has very similar issues..
The Service Manager & the CEO came to our home on 6/25/2015. They talked about having the door manufacturer come to the home to take a look. The Service Manager also did reference the tests he was running on the door, paint and the paint application and mentioned that the tests should be completed on 8/3/2015 - 8/4/2015 and that he would let me know the results. I never did hear the results of the tests.
After another series of phone calls, the Service Manager told me that he would come out and take another look at the front door. I did not hear back so after another two months, I called him again. He then told me on 10/16/2015 that he has made the decision that my front door doesn't need to be repainted and that it is good enough as it is. As he is telling me this, the painter pulls up to my neighbor's home, directly across the street from me, and proceeds to repaint that front door. There was no significant difference in the front door issues between these two homes.
I would be happy to send photos of these front door issues - they are very clearly getting worse with time.Desired Settlement: Replace the front door, because it is clear that the problem is not in the paint nor in how the paint is being applied. There is a fundamental issue in the front door material itself.

S & A Homes has inspected the door multiple times between Randy K[redacted] (Regional Construction Manager) and myself Chris S[redacted] (President of Housing Division) We both feel that the door is within our warranty tolerance. In addition we had a manufacture representative from the door manufacture on July 17th 2015 visit the home and inspect the door. It was their professional opinion that the door is well within acceptable tolerances. I told the customer I felt the door was fine and I still believe that today. Please let me know if you need any further information. Thanks,Chris S[redacted]

Response:
S&A Homes told us that they would let us know when the door manufacturer was going to come to our home. They never notified me - the last time I spoke to the Service Manager about this, he told me that they were having trouble having the manufacturer come to our development. Besides, from the testing that was done by S&A homes, the results were inconclusive as to the problem being the door, the paint or the painters, so it may not be the door itself. I would also like to know the specifications that S&A is referring to. We purchased a new home and that door is not reflective of a new home door - this is the opinion of not only ourselves, but also by the several painters who came to the home, and also by prospective buyers of new homes in our development. The response from S&A Homes mentions "well within acceptable tolerances". We would like to hear a more specific definition of what these "acceptable tolerances" are, because we will be contacting an independent door manufacturer and we are sure he will ask for this information.
If you want to deal with countless problems and project managers who take months to handle simple problems then this is the builder you're looking for.
S & A Home builder built my home in late 2007, my wife and purchased the home 2008 (new as a spec home) from the builder. In 2008 we made aware to the builder that issues with the shower (creaking) were noticed, but was told this was, “settling.” This year we were having leakage from a master bathroom (2nd floor), that leaked into your kitchen ceiling. From further inspection from out plumber we were notified that our shower was improperly installed by the builder. In short the shower did not have the proper supports, i.e. Shims, mortar, or felt pad to stabilize shower. Written notification from the plumber as well as pictures of multiple discrepancies is documented. In addition, we have contacted additional professional contractor in the proper installation for further clarification. Multiple attempts to work with builder on resolution of this matter via email and telephone calls. Which have led to miss information and deception.
In addition we further posted to our local community Facebook page to see if similar events have occurred, to find four other families with similar if not exact same problems. We currently pursuing arbitration if not litigation .
Buyers beware, damages can occur, but may not present themselves for years, which unbeknownst to you. S&A will hide behind (1-2) warranty on work to your house. Be diligent on inspections and follow up installations through entire building process.
Review: We bought a home from this builder. The home was built, but had issues. We created a 30 day punch list. We moved into the home on 5 Nov 2014. We still have not resolved all of our 30 day punch list items, and also there is subpar unacceptable work that was done to fix items.
Since May 2015, the President of S&A (Chris S[redacted]) has been included in emails back and forth between myself, my wife, and the warranty manager and other management team members. Lorrie C[redacted], Chris L[redacted], and George K[redacted]
We have had phone calls and emails returned by Chris. We had a home visit by all of the management team mentioned above on 22 Sept 2015. However, we are still having issues with accountability and workmanship.
For instance, our master bathroom shower tile. Was installed incorrectly around a shower inset. We had to have this fixed due to moisture buildup and potential mold issue. The work was accomplished, however the tile was not installed per request. The builder brought the same sub-contractor back, but when it was fixed the second time, the shower tile was put back in place with a chiseled out piece of tile. This is quite off with the way the rest of the tile looks.
We are being asked to accept the work as is... Not acceptable.
We had been having issues with our Kitchen Island, among many other things. We were told by S&A management team that everything was ready and good to go for installation and repair on the 5th of October. The kitchen island as we know now wasn’t exactly ready for installation as is, and after our meeting it needed to have a replacement part installed because of a split in one of the cross members for the sliding drawer. This was only known to me on Wednesday 30 September.
After I was made aware, I called you, I called Lorrie, and I finally got a hold of George K[redacted]. George had no idea what the problem was, but very quickly found out what it was and sent me a picture as well as made arrangements with the installer to insure that the kitchen cabinet could be installed on Saturday October 3rd.
Fast forward to Saturday… The repairs were made to perfection, the old cabinet was removed and thrown out, the new cabinet placed in the kitchen. THEN….. We found out it was the wrong modal….. Our original cabinet had sliding drawers within the cabinet itself, however the cabinet that was ordered and now installed in my kitchen has shelves..... So, new parts were ordered.
First, I just want to ask, How does that happen??? S&A should be aware of what cabinet make and modal were from the original installation…
Second, our next S&A appointment is November 7th. I am aware, as well as you are that we did request that we not have our work schedules be interfered with. But this one item will be over 2 months where our kitchen is less than 100% functional. And, the reason? Someone didn’t take the time to completely follow through or take their time to ensure that what was ordered and delivered was correct and acceptable.
We really want in the end, a finished home which we signed and paid for and contracted S&A to build.Desired Settlement: We want the jobs completed within an acceptable work standard. We don't expect to have more flaws, or issues. We want what we paid for.

S & A Homes has been at the house numerous times over the past few months and at this point the kitchen island and tile in the shower have been completed to what we believe are the customers satisfaction. A new item has come up regarding their handrail which our warranty manager is reviewing with them but otherwise we believe the rest of the items have been completed. Please let me know if this is not the case. Thanks,Chris S[redacted]
Review: My house loates in [redacted] It was built by S&A home([redacted]. The house was closed 10/29/2015 with a year warranty.
During the house planning I asked to add rough in and space for sauna room in the basement bath room. S&A home agreed and had a drawing for the bath room with rough-in,shower tud, toilet, vanity, sauna room.
A month ago I started to add a bath room with a sauna room in the basement. However, I found the electrical panel for house was mis-put in the bath room wall which was not shown in the drawing. I had to put a wall to cover the elcetrical panel for safety reason. But, it limited the bath room space and paid extra money for that. Then I found a rough-in shower drain in the basement bath room was not located in the right place as the house drawing. The mis-located shower drain made me nowhere to put the closet. I had wasted serval hundreds dollors for the mistake and could not solve the problem. I asked S&A home to move the drain to the right place as the drawing. However, S&A home did not want to fix their mis-take. From the drawing there was a left side shower tud. The rough-in drain was 7 inch from the wall. But, the actual drain S&A home built was 61inch from wall.
S&A home explained that it was designed for right side shower tud. The standard shower tub is 60inch with 7 inch from the wall for left side, 53 inch from the wall for right side. The actual 61inch rough-in drain did not fit both side shower tud. The more important thing was the drawing was shown left side shower tud with 7 inch drain from the wall. As a conclusion, S&A home`s explaination for the mistake was lie. S&A home did not build the house according to the drawing and did not want to fix their mistake. My bath room project had to stop in the middle and ordered sauna room had to leave in the store. This is very urgent situation. I need help from Revdex.comDesired Settlement: 1: S&A home move the shower to the right place as the drawing asap with no cost
2. S&A home move the electrical panel out of the bath room wall
3. S&A home compensate the cost to cover the electrical panel
4. S&A home compensate the cost for building a shower place in the wrong drain and tearing down because mis-located shower place limit the access to the closet.

Review: We bought a house from S & A and during the building process we had several major problems with the house that took several times to resolve the problem Our latest problem is the sinking of the driveway by the sidewalk going into the house and the garage. And the front door paint is bubbling up off the surface. Apparently they did not pack the dirt down and it is now sinking less than 2 1/2 years later. And we talked to S & A painters and they said the door was defective. This is the second door since we purchase the house. I notified S & A representative Randy [redacted] about this probem back in March 2015. I saw Randy [redacted] today June 12, 2015 at [redacted] Village and I asked him what was the plan to fix the driveway and door. His response it is no longer under warranty. I stated to him that is not the answer I was looking for this the driveway is a problem that would not show up until the ground settles. And the door is an ongoing problem not only with my door but stated by Randy [redacted] there were several doors in the neighborhood that had the same problem.Desired Settlement: I feel they can cut out the area of the driveway, repack the earth in front of the garage door and resurface the driveway. This not a problem since they still have several driveways to do in the neighborhood and they can do it when the equipment is here. As for the door, if the door is defective it needs replaced, if it is a paint problem then it needs to be reprep and painted.

In early 2015 we started looking to build a new home and found a new development that we liked. There are 2 builders in the plan and S&A is one of the two. Having lived in a home built by the other builder, we first went to them but unfortunately a lot of our liking was not available. Since we liked the area so much, we went to S&A in pursuit of building our new home. From the get-go , we didn't have a warm and fuzzy because the sales rep didn't have an ounce of customer service in her. None the less, we liked one of the available lots and pursued the same for our new home. The next few weeks were probably the most stressful for me and my wife going back and forth on plans/options etc, and 99% of the time being told by the sales rep "that's not an option or we cant accommodate that". Having worked in a customer service role for the last 13 years, this was the last thing I would do with my customers. Hence we started having second thoughts. At this point we had already put in 5000$ as hand money. As we were going through this stressful period, by god's grace the sales rep from the other builder contacted us with the information on a lot that had just come available after the previous owners backed out. This was the lot we LOVED and the sales rep was willing to work with us to make it a good deal for us. We explained to them the situation we already were with S&A, and luckily they were willing to work with us to gain our business. At this point, we went back to S&A with the offer from the other builder at hand and the first conversation with the sales rep over phone ended up with "sorry...we cant do anything". At this point I was running out of patience and said , If that's the case we would back out. To which she conveniently replied "That's ok... you will lose your hand money".. They she contacted us back, asking if we could share the offer from the other builder, which I immediately sent to her via fax. This was a Saturday. She calls me back and says "I am going to talk to the management and see what can be done. Can you come by my office tomorrow (Sunday) at noon and we can discuss further?". We made adjustments to our sunday schedule to meet with her. This was the epitome of my patience.... I get to her office at noon, and she was taking care of the previous customers. I patiently waited until she was done and the customers left. I sit down at her desk and the first words I get from her are ... "Sorry we cant do anything about your current offer with S&A".... I was speechless and furious.... walked out of there not saying a single word... The feeling of abusing a customers time and patience is exactly what I was going through. I got home, discussed with my wife and we agreed on backing out. Upon communicating this to S&A in writing, they accepted and didn't return a single penny of my hard earned 5000$. Granted that we were beyond the 15 day limit as per the contract but I have heard similar situations where other builders have always returned all or part of the hand money as a goodwill. We have since moved on and built our home with the other builder and couldn't be happier. The customer service is exceptional which makes it a lot easier for us. Since we strongly believe in KARMA... the lot we backed out from S&A back in April/May of 2015, is still open and no buyers yet!! I will never ever recommend this builder to any of my friends or family.
I too am having great difficulties with S&A homes. The previous review sums up the attitude of the sales agent...know this was at [redacted]..please let me know.
She said all appliances came with home, now in the last stages S&A homes says it does not come with refrigerator. Explained that this was my life savings going into this home...and because cost was over $325,000 I expected excellence. Periodically toured home during construction. pointing out problems...that after 4 months were not corrected. Then decided to take a tape measure to home to measure bedrooms that were advertised as 10 X 13....so bad at guessing room sizes. Neither of the 2nd floor bedrooms are 10X13! One is partially 8 ft wide in one section and 9.6 ft in another section. The stone work on the house is terrible mortar is splashed all over stone and where there should be mortar there is none.\
Told that hardened mortar would be removed told by stone worker that it will effect integrity of stone! This was to be my final walk through and the list of problems is so long that I asked George the project manager to email them to me...have still not received. Do not know what the project manager was doing during this built and how he could have shown me my home in this condition! There is even mortar on the ceiling of the porch (which is clad in aluminum) Want aluminum replaced and the trim that surrounds...scrapping the mortar off will damage aluminum. There is already a crack in the basement floor....shared with sales rep that toured one of their homes and they had a crack in their basement....she assured me that was not typical....and yet here we are!!!!! Understand know that S & A homes subcontract to cheapest bidder and it shows....Was trying to build my dream home and was presented a lemon. If I had not explained to George that it was important that things be finished correctly would not even then understand that he could accept the problems in my home. Will have to hire an attorney, because there is no way that S&A homes can change and 8 X13 bedroom into an as stated on my real estate listing sheet (WHICH I STILL HAVE) as 10 X 13!!!!! They need to completed redo stone work....have many medical test coming up for possible STOMACH ALCER- wonder why???? S&A CLAIMS THEY TAKE PRIDE IN THEIR WORKMANSHIP....TRUST ME THAT IS A FALSE STATEMENT BEWARE....GUESS MY NEXT STOP IS HIRING AN ATTORNEY!
Review: We purchased a new home 2 months ago and only found water leaking inside dry wall in our family room 2 weeks after we moved in. S&A fixed the leak in a timely manner, however the damage has been done on the wall and the hard wood floor. So I have been waiting for the damaged part being repaired for more than a month, and they have made very little progress, from what I was told, they are busy working on unsold properties and short of personnel for customers that already paid the money like us.One big problem I am having is that I've got kids playing in the family room, and the damaged floor is a potential hazard, not only because it can hurt physically if my kids fall on them, but also the chemicals it emits to the air.Desired Settlement: I need the floor been repaired ASAP, and am asking for a 10,000 dollar compensation for the prolonged unresponsive warranty service, and putting children in a endangered situation.

Building a quality home with no service issues is always S&A Homes goal . It was unfortunate for [redacted] to experience a water leak in their new home just after moving in. The problem was reported to S&A Homes by email on July 21st at 10:25 and the repair has been completed as of August 18th . The customer complaint is for compensation for prolonged unresponsive warranty service, and putting children in an endangered situation.
I would like to share a time line that may help explain the time necessary to make the repairs .
· 7/21/2014 Customer reported leak to S&A Homes.
· 7/21/2014 [redacted] repaired toilet leak.
· 7/24/2014 and 7/25/2014 S&A Homes removed damaged hardwood.
· 7/24/2014 S&A Homes ordered 120 square feet of new hardwood
· 7/24/2014 was told by [redacted] to run a fan and leave the subfloor exposed till the subfloor reads a moisture reading below 15%
· 7/28/2014 new hardwood was delivered.
· 8/1/2014 damaged drywall and trim was removed .
· 8/6/2014 new drywall was hung .
· 8/11/204 sub floor moisture reading was 14%
· 8/12/2104 drywall was finished.
· 8/13/2014 new trim and casing was installed.
· 8/14/2014 new hardwood was installed.
· 8/15/2014 base shoe was installed.
· 8/18/2014 finished painting and complete.
I believe the timeline reflects an effort from S&A to remove and replace the damage not only in a timely manner, but making a major effort to make sure the sub floor was restored to the proper moisture level before replacement.
As you can tell SA& Homes did not take any shortcuts but performed the repair in a professional and timely manner.
We will follow up with the Revdex.com after our meeting with [redacted] .

HAD AN EXPERT STONE WORKER LOOK AT THIS SLOPPY WORKMANSHIP HE WAS HORRIFIED. THERE IS MORTAR ALL OVER THE ROOF OF MY PORCH. THE STONE LOOK LIKE SOMEONE SPLASHED MORTAR ALL OVER THEM. THERE IS ALREADY A CRACK IN MY BASEMENT FLOOR. HAVE NOT CLOSED ON THIS HOUSE EVEN THOUGH MY CONTRACT STATES THAT IT WOULD BE FINISHED BY THE END OF JANUARY. THIS HAS CAUSED A GREAT HARDSHIP TO MY FAMILY.
S&A PROMISED QUALITY AND KEEPS ON TELLING ME THAT THEY WILL DO REPAIRS....NOT COMING THROUGH.
WHAT HAPPENED TO THE CONCEPT THAT DO A JOB WELL THE FIRST TIME, DO NOT WANT TO SPEND
OVER $300,000 ON A HOME THAT IS ALREADY NEEDS WORK....A NEW HOME SHOULD BE IN GREAT CONDITION.
EVEN THE OUTSIDE AIR CONDITIONER IS TILTING AND READY TO TIP....THE LIST GROWS AND GROWS.Desired Settlement: WANT S&A HOMES TO REPAIR AND COMPLETE HOME AS THEY PROMISED WITH EXCELLENT WORKMANSHIP.
WANT MONETARY REIMBURSEMENT FOR FALSE ADVERTISING OF ROOM SIZE WHICH CAN STILL BE SEEN ON THE ORIGINAL LISTING. STONE WORK NEEDS TO BE REMOVED AND REDONE. S&A HOMES HAS LOST ALL CREDIBILITY WITH ME...THEY NEED TO PAY ME FOR A HOME INSPECTION. IF THERE NOW EXISTS (AFTER WHAT WAS TO BE THE FINAL WALK THROUGH BEFORE CLOSING) A LIST OF OVER 40 PROBLEMS HOW CAN I TRUST WHAT I CAN'T
SEE? HAVING ANOTHER PROFESSIONAL STONE MASON LOOK AT STONE WORK....WANT A REPRESENTATIVE OTHER THAN (PROJECT MANAGER WHO HAS BEEN LESS THAN HELPFUL) EXAMINE THE HOUSE SO THEY CAN OBSERVE WHAT I HAVE....DOES THE COMPANY HAVE NO PRIDE IN THEIR WORKMANSHIP. RACHEL THE SALES REP ATTACKED THE WORKMANSHIP OF ANOTHER BUILDER IN THE SAME PLAN....S&A NEEDS TO VIEW THEIR STONEWORK AND MAYBE HIRE THOSE PEOPLE....WANT THIS RESOLVED QUICKLY SO THAT I CAN FINALLY MOVE INTO MY HOME!!!!!

Thank you,

Response:

Sincerely,
