Brad Roberts expertly diagnosed my problem (and it was straight forward or easy) although YouTube DIY videos seem to suggest as such.

Before cutting unnecessary holes in my walls or floor he gave me a tip that led me to Lowes and report back to him what I find. I did and thankfully so as it pointed us into a different direction that saved time and money.

Better yet, Brad returned that same day to fix my problem. Unrelated to my issue, I also purchased a water tank pressure valve gauge per his advice to make sure I don't end up like some of his recent customers in Canton who are getting over pressured water from the county main and flooding my house.

My going-out-of-town checklist is now has right after put-mail-on-hold to turn main water valve off. Thanks Brad.
