MsRobbins is not a good property manager MsRobbins is very cheap and for the most part will only bully her tenants when there is something broken and needs to be fixedA few of the vendors she uses are competent and nice folk, but for the most part, the rest are low end and for all intensive purposes, they are incompetent and have no idea what they are doing
Our lease included a landscaper, but turned out to be some guy who could barely handle a lawn mowerThe yard never was fixed up as promised at move inThe back yard flooded several timesMsRobbins asked for photos, which we provided, but she never did anything, nor replied, so we had to have it all cleaned up ourselvesThe outside watering system was faultybroken, it leaked and over watered not only the yards, but drenched the sidewalks, patios, fences and the neighbors yardFor the most part the system watered a dirt hill with some weeds on itWe got a notice from the water company to fix the wasting of water and to curtail the over usage of outside watering We informed MsRobbins of this violation, but she did nothing about itSo we just turned off the sprinkler systemWith all the water restrictors and state mandates in California to conserve water, we informed MsRobbins to our actions, and yet again she ignored us and did nothing
We had many issues with the pluming, electrical and appliances that either never got fixed or we fixed ourselvesThe carpets smelled, and it was obvious there had been a very naughty dog living in that house before usAfter many complaints, we had to settle to lighting scented candles and using plug in room diffuser and air freshenersI could go on and on of the horrible experience being a tenant of Robbins & Associates I just used a few examples of the ineptness of the property management by MsRobbins
Though MsRobbins in very proficient in quoting her lease when it suits her, she has no clear understanding or obeys civiil or health and safety codes or follows any codes of ethics
