On June 26, 2016, our after...

hours emergency answering service received a call for the dryer not working. Our maintenance personnel went to the unit on June 27, 2016 to see what was wrong with the dryer. The reason for the next business day response is due to the company policy that a non-working dryer is not considered as an emergency. The maintenance personnel did find the unit not working, and notified the manager that a new dryer will need to be ordered. On July 5 2016, the site manager contacted the main office to order the washer/dryer laundry center, which was ordered on July 6 2016. On July 8 2016, the laundry center was delivered to the unit. The laundry center was installed on July 13 2013. We have waived the [redacted] late fee incurred for July 2016 for the tenant's inconvenience. However, the tenant's July 2016 rent balance of [redacted] will not be waived. Per his lease, he is in default if the rent is not paid in full when due.
Sixteen days is a reasonable time frame for an appliance to be ordered and installed. Therefore, we do not believe that RMC Property Management has been negligent in responding to this work request.
