I find this company to be extremely shady. I applied for a home with my sister and we each paid the $40 application fee. I found out after I applied that there were multiple applications in front of us. I was told to not expect getting that house but that the app fee was good for 30 days. I told them I wasn't interested in any of their other properties. I don't know why they are accepting 5 or 6 applications for the same property and running background and credit checks on all of them at once. I have talked with 3 other companies since Rize and all of them have told me that they only accept one application at a time. I don't even see on my credit report that it was checked at all during the time period that this company supposedly ran my credit. I have asked for a copy of my report and that's when they stopped emailing me back. They do state app fees are nonrefundable however I feel like I should have been notified that there were multiple applications in front of me. I feel like they have pocketed my 40 plus my sisters 40 plus possible at least three other people 40 bucks. STAY AWAY FROM RIZE!!!

I would suggest reading the reviews on their website. I wouldn’t recommend renting from these people. Can’t trust them. Also they never answer their phone
RIZE is seeking to terminate our lease baed on valid service complaints which they are required to address per SLC health and housing codes. RIZE has repeatedly skirted the fair housing and city/county codes. As of 12/1 they are violating several SLC health codes including inoperable/unscreened/non-locking windows. In addition they are allowing un-permitted construction improvements to occur on an illegal apartment. The main entries to our building went months without lighting. Landscaping remains incomplete/or un-maintained resulting in slippery leaf-covered entry walks. Most recently, they are requiring all tenants in our building to switch to slower/more expensive internet since they have signed a new contract with Comcast,.
Hi ***, Thanks for the feedback. As you have been completely dissatisfied since you moved in we have offered to break your lease penalty free. Somehow you manged to view this courteous offer as vindictive. I've tried everything to make you happy, including giving you my personal cell number. No matter what we do, you have continued to be abusive to our staff and unreasonable in every discussion. I feel bad that you have to struggle with such misery every day, but these are not problems your property manager can solve. I wish you the best of luck. Jon
If I could give a negative 100 starts I would!!! WORST COMPANY TO RENT FROM!!!! SAVE YOURSELF THE TIME AND MONEY!!!! I posted before and they deleted it. They don't keep the bad reviews which is why they only have 3 good ones. The maintenance manager Kevin does not do his job. I've lived here since June and my house leaks from every nook and cranny possible! Literally leaks every time it rains. I've addressed this issue and many more multiple times just to be completely ignored! By far the WORST company I have EVER rented from! I am to the verge of taking the hit and breaking the lease that's how horrible they are! I have the city looped in on the horrible condition of the house. DON'T DO IT! Find better!

RIZE is a terrible company, they apply a number of fees that don't tell you about in advance. I was charged a $250 fee just to move in, that was on top of first months rent, last months rent, security deposit, cleaning charges, two pet deposits, with an additional pet fee every month. It cost me a total of $3500 just to move in. At the end of my lease I decided to do month to month because I was buying a house, that was an extra $200 monthly fee for month to month. I had $1025 deposit coming back to me after moving out, but it just so happened that my security deposit and final fees added up to exactly $1025, crazy how that worked out. Terrible greedy company, use someone else.
Hi ***, I'm sorry you feel this way. Everything you just mentioned was explicitly agreed to when you signed the lease. Considering you did not give us adequate move out notice, you were charged the appropriate amount of rent and utility charges for the utilities which you used. Ever since Rize took over our property it’s been a downhill ride. We have been unable to use 1 of our 3 bedrooms for 6 weeks now due to flooding damage. Mind you, our basement has flooded at least 5 times since they replaced the window wells. It is ridiculous how much we have had to call just to get someone to come over and deal with the problem. And even that didn’t fix it, as we are still waiting for our children’s bedroom to be fixed. They have had more than enough time to completely fix the problem, meanwhile our 3 kids have been cramped in a tiny upstairs bedroom. We have had to constantly call or send in new maintenance requests so that they will actually respond and continue the job. The men that are over maintenance are nice enough, but seem to be overworked. If you want something fixed in a reasonable amount of time, or a company that will adjust rent accordingly due to damages not fixed in a timely manner, I do not recommend this property management company.
