We purchased a new construction home built by Riverside Carpentry and love the home but have had mixed experiences with the builder. The home itself was reasonably priced for the neighborhood and very well designed. They did an excellent job with the layout, selecting energy efficient AC/heat and water heaters, adding excellent insulation, as well as choosing appliances that were functional and useful. The home was definitely built to a price point, and we appreciate that the builder did not intentionally load the home with premium features in order to make it more expensive.
During the buying process, our home inspector uncovered a list of issues which the builder was quite responsive to fixing prior to purchase. The quality of materials was definitely variable after we got to know the home better, but they did provide a builder warranty for 1 year which we thought would be reassuring. Since then, they did honor the agreement of repairing nail pops that naturally occurred as the house settles. However, we now have a persistent and worsening water leak near our garage AC/heat unit that we informed Riverside about during the warranty period. The owner was initially responsive and sent a subcontractor who could not identify the cause. The owner promised to come out to take a look on several occasions but would never commit to an actual date/time, and he now has simply stopped responding to emails and calls. All this is occurring well within the 1 year warranty period.
At this point, we have contacted our own contractor to fix the issue. We do not regret our purchase and love our home, but we are definitely wary of what additional problems we will encounter as the house ages. For other customers, I would definitely do a very thorough home inspection before purchasing and take note that the company may honor the more routine parts of the 1 year builder warranty but may disregard more significant issues, and you are left to foot the bill.
