Dear [redacted] ***, Upon further investigation regarding the Takagi TK-water heater in Mr [redacted] 's home, we find that there is maintenance recommended in the owners manual Although knowing all maintenance requirements for the thousands of appliances we inspect is outside the scope of a home inspection, we acknowledge that our inspector advised that there was no maintenance required on this unit.To remedy this, we would be happy to refund half of Mr [redacted] 's inspection fee ($190.00) as he has requested.Attached is a release form for the refund, as soon as we receive this completed form, we will issue a check for $Sincerely,Joe [redacted] Owner, Right Home Inspections
During our inspection, we were unable to determine positively whether or not the hood was connected to the roof. This was communicated from our inspector to the buyer via email email exchange on August 17th and August 19th (see attached email chain) prior to the closing on the
home. The roof was replaced between the time of the inspection, and the time of closing. It is possible that the hood was correctly connected to the old roof, and not reconnected to the new roof by the roofing contractor. In our email conversation, we made it clear that we were unable to positively determine the location of any vent, and the buyer was aware of this prior to closing.Determining age of smoke detectors is outside the scope of a home inspection. A home inspection is a non-invasive, visual examination, and there is no manufacturers date visible on the detector without un-installing it which we are not allowed to do during the course of an inspection.In my last email conversation with the client on 10-18-17, I offered to have my own contractor install the hood roof vent, and received no response to my offer.Although there were limitations to us identifying these issues, we would offer a refund of $
