On 9/25/RHR scheduled a time to meet with both *** & *** *** @ there address 2*** Moorhead on 9/29/to discuss the windows, ventilation system & drywall issues
On 9/29/@ 3:PM Jerry *** (Owner @ RHR
Construction),Loren a representative from the window supplier of windows at this address & other RHR employees met *** *** at house (*** was not able to attend meeting)to discuss issues
Windows: We found one window in back of house in living room that was not working properly by not locking tight after cranking shutLoren was going to order the new window parts & set up a service call when parts are in the repair this windowother windows throughout the house appeared to be opening & closing properly, with a few that did have some wear on the cranks & crank seal that were ordered also
Patio Door: *** brought to our attention that there was a problem with the patio door screen, that blew out of track during a windWe ordered a new screen & will be making an adjustment to the patio door track to help prevent this happening again
Sheetrock Repairs: We did walk through house & *** did point out some nail pops & one particular area in the lower level family room that appeared to be tape coming loosethese items will be addressed also
Ventilation System: *** brought to our attention his concern with the Heating & Cooling Supply & Returns throughout house not being cleaned before closingI did go through with *** the procedure we have during the construction process if the heat/Furnace is running while building, Explaining how we cover the supply vents upper levels & unhook the return air supply at furnace to minimize dust collecting in furnace & ductworkWhen doing a final clean before closing we pull supply vents & vacuum out any debris seenWe did pull one supply vent in foyer & stuck phone camera in to take a picture down in supply duct to see if there was any build up, what we found appeared to just debris after yearsRHR does not normally clean entire duct system on a new construction cleanI did explain that dust inside the home can come from carpet wear throughout home
Electrical Concern: *** explained what they experienced with the upper hallway light fixture falling down due to getting hotIt appears that the light fixture was changed out awhile back, *** explained while putting fixture back up & checking out in attic he noticed wires from fixture looked like they have been hot alsoWe discussed having the electrical contractor that wired house come back for a service call to see if there is any concerns
