Jun 9, 2017 my daughter *** (surname now *** rented unit XXXX-X at *** from Rez-One with myself as the Guarantor. That day I paid a $200 key deposit for keys and laundry card which we were given at move-in Sep 1, 2017.
Aug 28, 2018 I had a successful move-out inspection (no damage charges owing) with the Assistant Property Manager, *** and returned the keys/laundry card. I was told the full key deposit would be returned mid Sep. It was not.
Here is a breakdown of my email followups with *** attempting to get my money back.
Sep 19 - asked if cheque had been mailed since it was past "mid September". Sep 20 reply-Rez One was "currently" processing key deposits and that delay was due to Rez One processing charge backs for any tenant who owed money. In essence, we were penalized with a delay because others owed money.
Oct 8 - I wrote again. I received a pre-generated response indicating she was out of the office until Oct 15 that included advice that key deposits were still being processed.
Oct 29- I wrote that the Landlord and Tenant Board website states that the landlord is required to refund the deposit "when the tenant turns in their keys at the end of their tenancy". We were now at 2+ months since the keys were returned and still no refund. That same day *** advised that the (new) "predicted" date for the cheque completion was Nov 9 and that she would write to advise when this was done.
Nov 9 - no cheque and no email advising cheque completion. Rez One is a large company managing many properties. They have had all our key deposit money in their account, collecting interest, for over a year. They have collected key deposits from new tenants. How could they not be in a position to refund money they owe'
As a parent, I would strongly discourage any parent from considering a Rez One building for their students. Their business practices/ethics are not what you want for your kids.
I want immediate full refund of our key deposit ($200) payable to my daughter *** As we are in a different city, and almost 12 weeks have passed since we returned the keys, I am asking that the cheque be couriered, at Rez-One's expense, to *** at the address we provided at time of move-out inspection (same address as detailed in my info for this complaint)

Your daughters cheque for $200.00 for the key deposit refund was mailed out to you already. If it is delayed it is because of the mail strike. If you would like the cheque cancelled and another re-issued we can do so.

As has been the norm in my dealings with this company - this response is not entirely accurate.
First of all I requested the cheque be couriered. Had RezOne complied, the postal strike would have been irrelevant.
Secondly the cheque was received with a postmark of Nov 17. It was the company's inefficiency not the postal strike that caused the delay.
In any event, the cheque has been received and cashed. We are officially done with this company.
