Our office received a copy of a complaint filed with your office by one of our Tenants. Since the date of filing, we have reached an agreement with the tenant for repayment of past due rent.
The tenant had underpaid...

rent for 2 months (July 2015 and September 2015), and per the lease agreement, if rent is not paid in full on or before the 5th of the month in which it is due, a $100 discount offered for early rent payment is waived, and a late fee of $25 per day is applied until rent is paid in full. The tenant had stated via email that he/she would make up the amount owed for July with his/her August rent payment, and we had agreed that was acceptable, and we would waive any late fees for July. However, the tenant failed to follow through, and therefore began to accumulate late fees for past due July rent. The tenant then proceeded to underpay rent again in September, and did not address the matter with us at any point. I sent the tenant an email on Tuesday, November 10th, 2015 after processing November rent payments, and it became clear to me that he/she had again not paid the past due rent amounts. I sent a statement of account reminding the tenant of what was past due, and all fees that had accumulated to that point, and stated if rent was not paid, or no payment arrangement was made with us, we would have no recourse except to proceed with eviction.
We expect to hear no negative or defamatory comment from our tenant regarding our business and mutual relationship, and plan to continue with them as tenant should they follow through on the agreement we have made with them.
