I am rejecting this response because: while the charges are understandable, they are not reasonable The fees charged for cleaning and painting are in excess of that of other apartments in the area Furthermore, I believe it is unfair to charge our deposit to pay the worker's living allowance, nor is it reasonable to hire a cleaner that charges flat fees irrespective of the amount of cleaning that needs to be done While these actions may not have been illegal, they were by all means in bad faith and manipulative Many previous tenants have shown similar feelings of being taken advantage of on various rental websites as well as the davis wikipedia page
The pictures I received do not indicate worth of damage or work needed It is unfair for me to pay exuberant wage that in house maintenance personnel are paid, which include their living allowance
If the management refuses to refund my money, I would be content that this be written into all new leases and new tenants are made aware of these charges so that they are able to make educated decisions about living arrangements I feel that the current lease allows tenants to be blindsided by these unreasonable charges
Please accept this letter in response to the complaint filed by Yevgeniy [redacted] regarding Renaissance Park Apartments.
Mr. [redacted] came into our office on September 8th, 2014 to deliver a “Demand for Payment” letter requesting additional reimbursement of his...
security deposit in the amount of $350.00 because he felt that the charges deducted were unreasonable.
We understand Mr. [redacted]’s concerns and we want to ensure that our residents leave with a positive experience at our community.
Yevgeniy and his roommates moved out on August 9th, 2014. Upon inspection of the apartment it was determined that there were items in need of repair/replacement which exceeded the wear and tear allowances deducted from the charges assessed. A security deposit forfeiture and refund check were sent to the forwarding address provided by the resident(s) within 21 days which explains the breakdown of the charges and credits applied.
After receiving Mr. [redacted]’s “Demand for Payment” letter, our management team conducted an audit of the forfeiture statement and we can confirm that the charges deducted were in fact necessary items that were in need of repair in order to return the apartment to the condition in which the resident(s) received it in at the time of move in. It is important to note that the lease agreement entered into between Renaissance Park and Mr. [redacted] states that the apartment home will be cleaned at the termination of the tenancy if not returned at the same level of cleanliness as initially received. Upon further research, the inspection form that was completed by the resident(s) at the time of move in on 8/11/2013 did not indicate any unsatisfactory condition or items duplicating those in need of repair/replacement upon move out.
Pictures were taken by Management upon move out of each item that Mr. [redacted] and his roommates were charged for. These pictures were sent to Mr. [redacted] on 9/9/14 via email per his request.
In closing, we regret that Mr. [redacted] disagrees with the charges deducted from the security deposit and we hope it does not leave him with any ill feelings toward his experience at Renaissance Park Apartments. We appreciate his residency during the time that he stayed with us and welcome him to come back in the future.

Review: The apartment had charged our security deposit unreasonable charges, including:-Flat fee for cleaning (the receptionist stated that they use this service regardless of how much cleaning needs to be done) - this was not stated prior to moving in. $160-Over $100 for painting a chip in the wall-Charging us worker hourly wages for painting and maintenance (including changing light bulbs and installing hood filters)-Deceptive lease agreement that does not specify unnecessary flat fee servicesA similar apartment left in a worse condition came out to be ~$120 a year earlier.Desired Settlement: The primary resolution is to refund a larger portion of our deposit. It is unreasonable to charge 420 out of a 500 deposit for an apartment that was cleaned for several hours prior to having keys returned. The overall condition of the apartment was very similar to when we moved in. I request at least $300 be refunded.
