Hello, On July 17th, RPM issued the security deposit back to the tenant in compliance with the Chicago Landlord Tenant Ordinance The Client canceled service with RPM and RPM did not view the damage personally and therefore is not able to assume that the damage was present upon move out The Client has demonstrated that they wish to control maintenance / vendors which by default removes RPM from gaining knowledge and performing our duties This complaint was submitted days after the refund was sent RPM is not able to do anything regarding this due to the request being made after the fact and the money being released If the Client feels that this damage meets all requirements of the Landlord Tenant Ordinance, she can still send this to the former tenant and proceed as with court / collection efforts

As the Complaint reads, this client hired their own plumber to handle this repair. This client's contract was terminated and the client declined access to the property so Real Property Management could assess any damage. Therefore, the client prohibited RPM the ability to investigate or take...
any course of action. The security deposit belongs to the Tenant and RPM holds this money in good faith for the tenant. If RPM is not able to verify the validity of a claim, then RPM's policy is to refund this money back to the tenant. RPM obeys all laws set forth in the Chicago Tenant Landlord Ordinance in regard to all security deposit transactions.
