take the property and  the deposit is non-refundable and will go towards any expenses/loss of rent or damages to the property. This policy is also clearly stated on our application " Deposit is required to hold the property off the market until move in, the deposit is non-refundable and will go toward any expenses/loss of rent or damages (see attached application highlighted portion on back)". Once a security deposit is received we pull the property off the market. If a tenant chooses not to move in we have lost valuable time when we could have been showing the property to other prospective tenants and moved other prospective tenants in. The security deposit is non-refundable due to this monetary loss. This is clearly stated on the rental application that all prospective tenants must fill out and sign prior to being approved for a property.
