Review: I called Rapidan Plumbing to ask for repair of my Propane Hot Water Heater. [redacted] at the office said there is a fee of $99 to come out and see what is wrong. She also stated that the $99 fee would be waived if the work was done. When the repair person came out he told me that there would be an additional $149 diagnostic fee that I was not initially made aware of. Since I would have had to pay $99 if I did not have them do the diagnostic test anyway, I told him to go ahead and run it. The repair person said the problem was a clogged filter that needed to be cleaned. He said it would cost $306 dollars to clean a filter not including the upfront fees ($99 + $149). They did waive the upfront fees and I paid for the service but doies it truly cost $306 dollars to clean a filter? I feel that I had no choice once they came out to the house because of the additional fees and it was either pay $248 for no work or pay $306 to clean a filter. I disagree with the cost but also felt that I had no other option since they were still going to charge me the $248. I clearly would not have used this company if I would have been made aware that they charge $248 before doing any work! I the work was done correctly but I feel I was held hostage by them because of the upfront fees.Desired Settlement: Really I just want to know if $306 dollars is reasonable and customary for a company to clean a filter. If it is not, I would like the excess refunded to me. If it is reasonable by the standards, then I just want to make sure that customers are not mislead by their upfront fees in the futuer. I would think trying to resolve your concern directly with Rapidan would be a more beneficial approach for everyone involved. This job involves an inproperly installed Propane water heater. The water heater is installed in a closet with a dryer and inproper ventilation for combustion air for the water heater. The propane tank was almost empty also. The owner could not know what was involved in the job since she was not home and conducted business by phone. Customer's Statement of the Problem: I called Rapidan Plumbing to ask for repair of my Propane Hot Water Heater. Theresa at the office said there is a fee of $99 to come out and see what is wrong. She also stated that the $99 fee would be waived ifthe work was done. When the repair person came out he told me that there would be an additional $149 diagnostic fee that I was not initially made aware of. Yes, we do have a dispatch fee . A dispatch fee gets the customer a place on our schedule, including a set time frame as to when we will arrive, a call to let the customer know we are on the way and a trip to the customers home. Many jobs lend themselves to taking a minor look and see and it is quickly obvious as to the problem. More complicated systems, think water heaters and pump systems may require a more involved troubleshooting process. If you go to the doctor they charge you an office visit. If any testing is required there are additional charges. They don't even waive the office visit. And you have to go to them. They do not come to you Since I would have had to pay $99 ifl did not have them do the diagnostic test anyway, I told him to go ahead and run it. The charge for cleaning the filter is our standard charge for this type of service. We not only cleaned a filter, we provided you with a valuable service by a trained professional craftsman .We knew what the problem was and how to resolve it. When all is said and done at least 4 different people have been involved in providing this service and take at least 3 hours of time, all inclusive. I feel that I had no choice once they came out to the house because of the additional fees and it was either pay $248 for no work or pay $306 to clean a filter. I disagree with the cost but also felt that I had no other option since they were still going to charge me the $248. I clearly would not have used this company if I would have been made aware that they charge $248 before doing any work! I the work was done correctly but I feel I was held hostage by them because of the upfront fees . At no time was the customer going to be charges $248. She had choices at each step of the job. She could have chosen only to pay the dispatch fee. She could have chosen to pay $149 after the troubleshooting was completed. Once the troubleshooting fee was agreed to the dispatch was waived. I try really hard to satisfy all my customers and I have a hard time with the victim mentality. Thanks for your consideration in this matter. I await your response [redacted]

Review: Just had a terrible experience with Rapidan Plumbing Inc. Guy came out Tuesday and charged my dad $1400 to install a pressure release valve (that we didn't need), a 5 gallon expansion tank, and a vapor sensor. After contacting another plumbing company I was informed that to do that same exact job they would have charged $750 for parts and labor. They also informed me that all my dad really needed was the sensor which was still covered under warranty and a new expansion tank that is $70 at SEARS. I don't know if this behavior is indicative of how Rapidan normally conducts business or if there was something about my 65 yr old cancer surviving father's money that made it particularly appealing to them. Either way I would steer clear of using this company unless you have vast knowledge of plumbing and its practices or u might end up paying 6x what a job actually costs. Yea the owner called after we complained and told us to call somebody else to finish it cheaper but he was collecting the money for the work already completed ($1200)Desired Settlement: I would like a refund. He charged us for items that did not need to be replaced. The owner was extremely rude when we called him to talk to him about what was going on.

we conducted business with at this address and she was not present when the
business was conducted, however…….I will respond to each of her concerns

I was in [redacted] yesterday and say a cooler for over $500. Right beside this $500 cooler was a cooler about the same size for under $50. As I walked around the store I observed another cooler about the same size for under $20. I make no apologies for my prices. Yes, my prices are more than some other plumbers, although not as much as some other companies. I know my cost of doing business, I pay my people well with good benefits and make a modest profit. I run a professional, honest business and it cost a lot. After all everything is expensive in this day and time. One thing I know to be true, if [redacted] were to look around more she could find someone much less costly than the “other plumber”. Not really sure what part [redacted] feels she had with this business transaction.”[redacted] is my daughter whom was speaking with Rapidan Plumbing Inc.’s representative at my residence over the telephone. Therefore she did experience this business transaction and wrote this complaint on my behalf. 2. “Mr. [redacted] was given 3 different options for this work. He
chose to have this work done at the above prices and gave us his written
permission to proceed with this work. He could have just as easily chosen one
of the less expensive options.”a. I was
never given any options for work to be done. I was informed that there were
three things that needed to be completed in order for my hot water to be fixed.
Those things were replacing the pressure reducing valve, the expansion tank,
and the vapor sensor. I was given the impression that all of the above things
needed replacing in order for my hot water to be restored. If that was not the
case, Rapidan’s representative did a poor job of conveying that information. 3. “Rapidan did not
install a pressure release valve. Rapidan furnished and install a pressure
reducing valve, which is much more expensive and takes far more time and effort
to install. If the “other plumber” was basing his price on this information
they were misinformed of the work that was performed. I wonder….did this “other
plumber” “cone” out and look at this work before coming up with his price?????” a.
Referring to a pressure reducing valve as a pressure release valve was simply a
typo because I pointed out the PRV to the “other plumber”. Thus, he knew which
piece of equipment I was referring to. The “other plumber” was in my house
working to restore hot water to my household when he informed me that the PRV
wasn’t a necessity. Rapidan’s representative had previously told me that a PRV
was needed because it likely caused the expansion tank to go bad. The “other
plumber” told me that expansion tanks usually go bad after 5-6 years anyway and
that reducing the pressure coming into the house wasn’t necessary to restore my
hot water. 4. “The technician determined that a pressure reducing valve
was necessary based on conversation with Mr. [redacted] and by checking the incoming
water pressure. The technician showed Mr. [redacted] the water pressure reading that
was 90 lbs. incoming water pressure should not exceed 55 lbs. for a properly
performing plumbing system.” a. I
called Rapidan out to fix my hot water since I had been without it for two days
prior to Rapidan showing up at my house and was without it for another two days
after they left. I wasn’t calling to have routine maintenance done on my
plumbing I just wanted hot water restored and was under the impression that any
work suggested by Rapidan was a means to meet that end. The “other plumber”
informed me that the water pressure being at 90 psi wouldn’t prevent me from
having hot water it would only potentially cause components to wear more
quickly. I am now under the impression that if a pressure reducing valve was
needed it would have been installed upon the house being built or when the tank
was originally installed. 5. “The technician contacted the water heater manufacturer
and informed them of the problem with the water heater. The technician informed
the manufacturer that the water heater had been flooded at least 10 or more
times in the past. ( this information was provided by Mr. [redacted]) The manufacturer informed the Technician that
since the water heater had been wet several times that the part would not be
under any warranty. The manufacturer also informed the technician that the
original vapor sensor may work if dried out and tested but it was not likely
and should be replaced.” a. This
was another miscommunication between me and Rapidan’s representative. I told
Rapidan’s representative that there had been water in the drip pan before but I
never said that my water heater had been flooded. I made my statements
intending to inform Rapidan’s representative that there had been water in the
drip pan before because I wasn’t sure if that was relevant information and
wanted to inform Rapidan’s representative as well as possible. The “other
plumber” that ended up fixing my water heater had that part replaced under
warranty and it turned out not to be the cause of my problem anyway. The actual
cause of my water heater’s malfunction was due to a faulty igniter. 6. “As with most

don’t know that “the cheap price is the right price” but I do know that my
water heater is currently operating properly and (with the exception of the
expansion tank) none of the work done by Rapidan contributed to that. It has
been brought to my attention that I could have purchased and installed an
expansion tank with relative ease and that it doesn’t require a plumber’s
expertise to test. b.
However, I don’t dispute that my system needed a new expansion tank to run
properly. I accept that fact and the charges that ensued. c. I dispute the need for a
Pressure Reducing Valve to be installed and the ensuing charges related to that
particular job. I also dispute the need for a vapor sensor to be replaced at my
expense due to the miscommunication between me and the technician. I feel as
though Rapidan’s representative could have been more careful with his word
choice in an effort to avoid this confusion. Additionally, if this
misunderstanding hadn’t taken place that Rapidan could have had this part
replaced under warranty like the “other plumber”. In conclusion, I would like a refund for the charges related
to installing of the pressure reducing valve. This would make my total desired
refund $757. We are willing to pay for the diagnostics fee and the expansion
tank instillation. I feel that this refund is justified because Rapidan’s
representative never communicated those as options. Rapidan’s technician
informed me that all three of these things would need to be done in order to restore
my hot water. As it turns out, none of the above was actually the immediate
cause of my loss of hot water. I feel as though installing the PRV was never
going to restore my hot water but instead, prolong the life of my system. This
is not what I wanted from Rapidan’s representative. I wanted hot water returned

Thank you for Jr's flawless work at my house. Jr is a meticulous, skilled plumber as well as customer-oriented , a rather extinct aspect of today's specialists.
I feel very comfortable in recommending your company, especially Jr , to any friend in need of repair or installation.
Shawn H[redacted] and Chad F. arrived on time and checked to see what the problem was and ended up replacing the toilet. They left the bathroom clean and neat. The bill was reasonable. Will call them again if I have any problems and refer this business to others.
I am always satisfied with the professionalism and knowledge of Rapidan Plumbing. Probably as with most people, it's the cost that we recoil from. But, putting it in perspective, Rapidan is probably less costly than the others, especially at their level of professionalism.
Caleb was very personable and professional.
I wanted to take the time to compliment Nathan and Chad from Rapidan Plumbing for outstanding service when we had no time to waste. We made an emergency call when a plumbing backup occurred in the basement. Nathan and Chad were there shortly after. When video confirmed roots in the main drain lines, they handled everything efficiently to get the problem solved and back to normal. They went above & beyond what needed to be done to simply get the job done. I found Nathan and Chad to be exceedingly helpful, caring, and knowledgeable from start to finish. Thank you to Rapidan Plumbing for a job well done!

Review: My septic pump would not turn on. I was away for work, so my wife called Rapidan for service. There is a 70 dollar fee for a house call stated by the company. The technician got to my home and asked to look at the system. After a few minutes, he returned to the house and told my wife it would cost 337 dollars to troubleshoot the system. He said it was probably a bad pump. This lead my wife to believe that the pump repair would cost 337 dollars, since a brand new pump of greater quality than the one currently installed would cost the same amount. She called me and told me the price, and I asked to speak directly with the technician on the phone. He said there was just a loose wire and that there was nothing wrong with the pump. I hung up, assuming that the fee would not be 337 dollars for a few minutes worth of work. The technician told my wife she still had to pay the full amount. He said he gave her new "Wire tips" for free. When I got home I called Rapidan and asked what exactly the technician had done, and how the fees were broken down. I could not identify any work that was done inside the control box and since there were no parts ordered I didn't understand how that fee was computed with only labor. The technician called me a few minutes later, agitated and standoffish. He said he soldered a new connection inside the panel for free , but there was a 337 dollar fee just for looking at the system. Any additional repairs or parts would cost extra. I then asked him," Well how is this number broken down? Do you have an hourly rate? Distance traveled?" And he said, " Nope, I just charge 337 dollars for my services." I asked ," Well why the hell does your company charge 70 dollars for a service call and then you throw on an extra 337 bucks for no reason without telling anyone?" And he said," I won't have you yell at me" and he hung up. I called back a few times to speak to a manager and I left messages but I never got a response. Tuesday October 28, I had the same issue with the septic system. I called [redacted] in [redacted] Virginia to look at it. The problem ended up being an issue with the bearings inside the pump and a failure inside the pump to start. The assumption from the technician is that the pump was beginning to fail when Rapidan serviced it, and that either resetting the floats or unplugging the power for a second reset the pump and it started after the failure. I do not believe Rapidan did anything, I think the technician pulled a connector off, checked it, and when he plugged it back in the pump started and he misled my wife into believing he fixed the issue when he simply masked it long enough to get paid. I believe the random amount he charged was an effort to take advantage of a pregnant woman home alone with 2 children and no working toilets or showers. The technician said a new control panel would cost $1,424 and a new pump would cost $2,563. I paid $1,300 to replace both with higher grade equipment than was currently installed, so I also think he was trying to price gouge her even more on equipment. I believe the company intentionally redirected and delayed me until the credit card charge hit, because they stopped returning my calls the day it went through. At the time I would have been more than happy to pay the 70 dollars and an hour of labor for each worker, as I told the manager. Everything about the situation from the management to the employee was unsatisfactory.Desired Settlement: I would like my money back, because there was no service rendered. The visit from the technician was actually negative, because my pump later completely broke and my family had to stay in a hotel while awaiting repair.

On Tuesday 9/30/2014 Rapidan plumbing received a call for
service at [redacted]
[redacted] The customer stated that the alarm light on the
sewage pump control box
was on and would not go off. Rapidan scheduled a service
call. The customer was
informed that There was a $69.95 Dispatch Fee to send a tech
to their home. The
Dispatch fee included the tech coming to their home and taking
a look at their
problem and presenting them with their options in writing.
At this time our Tech
would get written authorization from the customer before performing
any work The
customer OK'd the dispatch fee and informed the call Taker
that she would be paying
by Credit Card. Rapidan dispatched a Tech to look at the job
at 9:55 AM. The
customer was contacted by phone and informed a Tech was en route
to her home.
My septic pump would not turn on. I was away for work, so my
wife called Rapidan for service. There is a 70 dollar fee for a house call

Rapidan does not have a service call fee. The $69.95 fee was
a Dispatch Fee. The Dispat.ch Fee Includes travel time to and from the jobsite
and an initial consultation and looking at the problem with the customer. The
Dispatch Fee does not include any work at the jobsite.
The technician got to my home and asked to look at the
system. After a few minutes, he returned to the house and told my wife it would
cost 337 dollars to troubleshoot the system. He said it was probably a bad
pump.
At this point the rapid Tech did not at any time say the
pump was defective, only that the customer may want to consider replacing it
due to it’s age and condition.
This lead my wife to believe that the pump repair would cost
337 dollars, since a brand new pump of greater quality than the one currently
installed would cost the same amount.
The Rapidan Tech quoted a price in writing on the contract
addendum #1 for a new pump.
She called me and told me the price, and I asked to speak

And he said," I won't have you yell at me" and he
hung up. I called back a few times to speak to a manager and I left messages
but I never got a response.
The only communications received from [redacted] were one
phone call and one email.
Tuesday October 28, I had the same issue with the septic
system. I called Dabney and Crooks in Fredericksburg Virginia to look at it.
The problem ended up being an issue with the bearings inside the pump and a
failure inside the pump to start. The assumption from the technician is that
the pump was beginning to fail when Rapidan serviced it, and that either
resetting the floats or unplugging the power for a second reset the pump and it
started after the failure.
Contract addendum #1 shows Rapidan provided [redacted] with a
price to replace the pump and control box.
I do not believe Rapidan did anything, I think the
technician pulled a connector off, checked it, and when he plugged it back in
the pump started and he misled my wife into believing he fixed the issue when
he simply masked it long enough to get paid. I believe the random amount he
charged was an effort to take advantage of a pregnant woman home alone with 2
children and no working toilets or showers. The technician said a new control
panel would cost $1,424 and a new pump would cost $2,563. I paid $1,300 to
replace both with higher grade equipment than was currently installed, so I
also think he was trying to price gouge her even more on equipment. I believe
the company intentionally redirected and delayed me until the credit card
charge hit, because they stopped returning my calls the day it went through. At
the time I would have been more than happy to pay the 70 dollars and an hour of
labor for each worker, as I told the manager. Everything about the situation
from the management to the employee was unsatisfactory.
