To whom it may concern:This closing happened under unique circumstances; the home was damaged in a hail storm between signing of the Purchase agreement and the closing. The Buyer had the option to postpone closing until repairs were made or close on time and seller escrow the repair amounts
with title company. As I am sure you are aware, storm damage requires insurance claims, which significantly increases the time to repair. Before being able to schedule any repairs, the insurance claim first needed to be approved. The claim was approved weeks from submittal. We then started the process of scheduling repairs on the homes (we had over claims in that neighborhood). We use high quality sub contractors to install all our materials on our builds, and we decided to use the same contractor for the repairs as we did with the initial installation. That contractor only has so many crews and we had many weather non-workable days. That being said, her roof repairs have been completed already and the remaining repairs should be completed in a week. Our warranty guy has responded to all the buyers email correspondence, which I have proof of. I think the buyer had unrealistic expectations on when the work would be completed. There are many steps in the process along with the sub contractors having multiple jobs they are committed to. Getting this completely repaired within months is highly professional on our part, when storm damage repairs often take up to 3-months. I would be glad to discuss on the phone if you prefer.
