Stay away from the sales department and its managers of Pulte in AZ.They have no respect for their customers. Our family experienced a rapacious and unfair grabbing of $5000 deposit to force us into buying another one of their low quality dwellings. We filed a complaint this year with Revdex.com to no avail.
Dear Revdex.com, Thank you for forwarding the recent correspondence from [redacted]. We do regret to inform you that we are unable to approve the request for reimbursement of funds. As was discussed with [redacted], a Home Purchase Agreement was signed to acquire a...
property with a Base Price of $253,990. They applied for an FHA loan and received Notice of Conditional Loan Approval in the amount of $276,000 on May 2, 2016. As set forth in the Home Purchase Agreement (Financing Addendum, Section 3c) “once Buyer obtains a Notice of Conditional Loan Approval, Buyer will no longer have any right to terminate the Agreement or receive a return of the Deposits…even if Buyer is subsequently unable to satisfy any conditions necessary for the lender to fund the loan or Buyer is unable to obtain final loan approval.” The buyer elected to select approximately $45,000 in options and upgrades increasing the Total Purchase Price of the home to $298,986, approximately $23,000 in excess of amount of the loan for which they were approved. Per our records, [redacted] was offered and refused the opportunity to remove options and/or upgrades such that you would have brought the Total Purchase Price of the home to $276,000 or less. A loan declination letter was issued upon the buyer’s refusal. Pulte still considers this matter closed. We have provided the copy of the signed agreement for your reference. We appreciate you making us aware of this customer contact. As you know, Pulte has long sought to maintain a high standing with the Revdex.com. We hope that the customer's disagreement with our position does not change our standing with the Revdex.com. Sincerely,Lauren M[redacted]
On 8/4/15 my husband and I decided to move forward with the new build of our dream home! We were told that there was a 6 month build time, but knew it would be longer than that due to our contingency and we accepted the terms. This is where our nightmare began! After watching all the homes around ours go up faster than ours, we confronted the sales office and field superintendent and were fed excuse after excuse such as "there is a labor shortage" or "pulte only hires legal contractors" which could be why Pulte took significantly longer than all other builders in the area. On May 12, 2016 we finally received keys to our home - however the "superior build quality" that pulte had promised was unacceptable at best. Since then, we have had to rearrange our schedule to allow contractors to continue to come into our home and fix what should have been done correctly the first time. Our upgraded master shower has broken tiles, chipped grout and the grout is 2 different colors. Our $14,000 upgraded tile floor, has stains all over the time and again mismatched grout colors. Our guest bathroom is still torn apart, drywall missing and toilet is not hooked up due to the bathtub being built incorrectly and tile then being installed around a crooked tub - leaving our infant without a bathtub for several weeks now. Our baseboards look as if a child was handed a hammer and asked to install. Worst of all is our block wall that appears to have been built with their eyes closed. There are gaps, broken blocks "fixed" by slapping on cement - it is so bad, that we will not let our child play in the backyard as we do not trust the build quality. What was supposed to be our $330,000 dream home is nothing shy of a nightmare. We have been more than patient with Lane Neubauer (Field superintendent) and his boss John Christensen, as we truly hoped Pulte would deliver on their word - however to date we still continue to live in a construction zone and feel embarrassed to show our friends and family our "home". I hope that nobody ever experiences the nightmare we have had with Pulte.
Centex/Pulte has not been willing to address a problem with the home's foundation which is continuing to cause damage to the rest of the home.I purchased my home in March of 2007. The home is a townhouse constructed by Centex in Cary, NC. In September of 2011 I noticed a split in the flooring that appears to run from the front door of the house to the back wall. I first contacted the home warranty division of Centex in October of 2011 to have them evaluate the problem. I was told that the issue was not a problem unless there was a quarter inch of displacement in both the vertical and horizontal directions. The crack has continued to widen since first appearing. This has led to an abundance of cracks in the drywall in both walls and ceiling, cracks in the mortar and tile in the master bathroom, damage to the vinyl flooring in the laundry room, separation of the floorboards in the front foyer and hallway, and two broken window panes.I have had three evaluations by a geotechnical engineering firm through the Centex/Pulte warranty division. The latest report was provided to Centex/Pulte on February 1st of 2016.The report indicates that there is "differential movement of the foundation" and states that "...recommended repairs to stabilize the joins and/or cracks in the underlying concrete slab should be performed." The representative, [redacted] from Centex/Pulte stated "In a brief review of the report it appears he did not determine that there is a failure in the stability of your home's structure." Mr. [redacted] said that he would communicate back to me after finishing his review of the report, but I wanted to begin my pursuit of this issue through other avenues. As additional information, our neighborhood did a survey of the owners to see how many homes were exhibiting similar issues. The survey results were that 32 of the homes were showing signs of cracks in the foundation that were causing visible distress to the rest of the structure. Of those, at least 7 have been repaired by Centex/Pulte to date.Desired SettlementI would like to have Centex/Pulte perform the necessary repairs to the foundation in order to prevent additional damage over time. I would also like them to fix the cosmetic damage caused by the separating foundation, specifically to the flooring and the significant cracks throughout the downstairs walls and ceilings.Business Response We reached out to the homeowner on Monday, February 22, 2016, via email.Consumer Response The builder (Centex/Pulte) has offered the following:1) Remove the portion of flooring necessary to allow us to epoxy and grind the reasonably accessible areas of the concrete crack in line with the foyer, laundry and master bath areas. We can only replace the portion of the hardwood, tile and vinyl that require replacement per the availability of those flooring selections. As stated in your home's warranty we cannot guarantee color match.2) We will repair the brick mortar by the front door3) We will repair wall drywall that is cracked as related to the area of the crack. We cannot paint the areas that are not the original color but we will paint the original paint areas though we again cannot guarantee color match. My reaction is that this is not adequate to correct the movement of the foundation. The work described above would merely be a "Band-Aid" and would not prevent future similar issues after the warranty has expired. My response to the builder's representative was as follows:I expect the same level of repairs extended to the homeowners at [redacted] and [redacted] The drainage remediation applied to these homes affects my home because I am directly downhill from them. Also I am aware that piers were installed to ideally eliminate further shifting of the foundations. I require the same degree of preventative restoration. Please feel free to contact me with additional questions.Sincerely,[redacted]Final Business Response Any repair work completed on a given home for any of our customers is specific to that home's particular circumstances as we fulfill the terms of our warranty commitment to our customers. In our ongoing effort to provide excellent service, the repairs we have offered to Ms [redacted] for her home meets and well exceeds what is required under the terms of her home's warranty. At this time we continue to gladly extend these repairs in good faith.
