Our house one year warranty was February 28, 2019. We submitted our list and they came out to repair some of the items the following month. There is still many items on our list that haven’t been taken care of. I’ve emailed and called countless times and no one is responding to either the calls or emails. The Providence Warranty Representative has contacted the homeowner and the warranty repairs are scheduled for 9/19 and the 1 year drywall repairs are scheduled to be completed on 10/10.

Our new build home was completed end of February 2016 in the providence neighborhood in ***. We reported to the warranty people before our year the issues we had for the one year walk through. They came out to as and fixed two of the issues. They still have not replace 3 screens that we didn’t receive at closing. They did not fix the buckling door frame on the outside of home. Also when they “repaired” the windows that were allowing water in and damaged our drywall around the area all they did was kill the mold with a spray and paint over it. Within a month the moisture was coming back through. They have since been out and still have not fixed anything. I just keep getting the run around. We started noticing in the corner of our living room the drywall has water damage. They cane out and pulled of pieces of the siding and tapped and area that was not tapped well, but have not replace the drywall that has mold on it. Also on the outside of my home the brick is separating from the home under the front window exposing the paper they put on the home when they built it. The lady who handles the warranty will not respond to any emails and ken keeps giving me new dates when he will be out and then won’t respond to my texts. Some of the drywall on my ceiling in the kitchen looks like there is water damage which is right under a bathroom.

We have scheduled and inspection and repairs once the weather warms up, so this can be closed.

Our house was built by this company in 2013, our basement has a crack from the floor all the way up to the top of the fountain (it leaks every time the ground gets wet) that is supposed to be covered by our warranty. I have contacted the builder(Providence Real-estate development) on numerous occasions via email about the problem that they have acknowledged was/is in fact covered under the warranty. However it is now going into 2019 and they have done absolutely nothing to fix our basement. The longer the crack is not fixed the problem is going to get bigger.

Providence has contacted the concrete contractor who constructed the foundation to schedule the repair to the foundation crack and inject with epoxy to stop the water infiltration.

The date of the work will be schedule with the homeowner this week.

Developer is unable to build our house on the property we were buying in a new subdivision. We were informed of this on 3/29/18. We already signed off on all plans. They can't add correctly. We are 1 foot over the property line. Town of Griffith would not give developer any variances. So, our house can't be built. They sent us papers to sign to release the property back to them on 4/6/18. We still haven't received our money back. They were mighty quick to deposit the check we gave them to build home. They offered us property in a new subdivision as same price as old area (unclear when that will take place) but have yet to put it in writing. This company is in breach of contract with us. Very hard to get a straight answer or even get in touch with them now. No one will give us a number to a corporate office. I took 4 different days off work to get all the paperwork done, picking out our items, going to different meetings with builder.

There was an error by the engineer who determines what house plans fit on each lot and unfortunately the house plan the buyer selected for the lot they purchased did not fit on the lot selected. The house plan encroached in the setback by 1' and the Town will not allow any variances to accommodate the encroachment. The project was sold out and the lot Ms. selected was the last lot available in the community. Providence didn't have another lot available to move the buyer to that would accommodate the size of the house they wanted to build. We offered to cancel the contract and refund in full the $8,000 earnest money they provided per the sales contract and an additional $1,000 provided for custom options. The $8,000 was refunded on 4/19 and the additional $1,000 was refunded on 4/26. Both checks have been received and cashed.

We apologize that there was an error in the document that indicated what plans would fit on the lot they purchased. As a resolution Providence offered to refund in full all of the earnest money which has been returned in full. Providence also offered to give Ms. the first choice of a new lot in the next phase of *** when it is available for sale.

We do not yet have a time frame from the developer of the next phase when the future lots will be available for construction.

No further settlement is available at this time.

I am rejecting this response because:
It took way too long to get our money back. It also took several phone calls just to get our money. The owner/builder being on vacation is NOT our problem. The $9,000.00 that we put down should have been sent over night to us. They haven't put in writing that we will receive a new property in the new subdivision at the same price as our orginal agreement like they said in a conversion. Nor have they put in writing that we can build the same house that we designed at the same price like it was said in a conversation.It was stated the prices are going up and we feel we shouldn't have to pay for any mistakes that the builder has made. I still haven't received an apology from the builder for basically wasting our time. I had to take several days off work in order to get everything done.

Providence will contact Ms. to discuss the future phase directly and the request for compensation.

Providence's policy when refunding earnest money is all money will be returned in 30 days. Because of the inability to build the house Ms. requested we returned the first check for $8,000 as soon as possible which was two weeks later with the additional $1,000 a week after that.

Providence is unable to guarantee when a future phase will be available or specific pricing. As stated previously we can offer to contact Ms. as soon as any future phases are available for first choice of lot and house plan.

We signed papers in on June 5th for the building of a new home. Providence home builders told us out home had an estimated start in August of 2017. It did not start until October. Delays happen, we understand. The "project manager" ***, was supposed to give us updates. He never once contacted us, we always had to call him/text him. The real-estate company representing Providence could not give any updates either. We called the headquarter office and left messages, no one called back. That number is 847-529-7050. It was pulling teeth to get any information. On January 25th we were informed by text message it "won't go into May." on March 12th we texted *** for more information, he never texted back. We were informed by the real-estate agent, *** is no longer with the company. The new project manager has given us estimate of end of May for completion of the home. This company has never given any updates, we have to constantly reach out to them and continues to push the date out.

Mr. home on lot 161 in The Regency has experienced delays due to site development in the fall and an issue getting the lift station approved due to NIPSCO not being able to get power to the lift station as a result of a bad power pole on Rt. 55. The delay due to the lift station resulted in 3-4 week delay this spring.

*** left the company to pursue another opportunity during the construction of the home. *** replaced *** as the Field Manager in Regency and assumed responsibility for the construction of Mr. home. *** has been in regular contact with Mr. regarding the construction of his home and communicates with Mr. weekly.

Mr. closing is scheduled for May 25th at 9:00 a.m. A closing letter was mailed to Mr. on April 19th communicating the closing date and time of his home.

Unfortunately there can be delays that are unforeseen during new home construction with many of these delays outside the control of the developer or builder.

Providence apologizes for any inconvenience to Mr. as a result of any construction delays.

Per the sales agreement Providence's policy does not allow for financial compensation due to delays in construction.

In May 2016, we signed a contract to build a home in the community of Turnberry at Trail Creek through Providence Real Estate Development. Upon signing we were told that our home should be closing on our home in November 2016. The entire community was new, so this time included the building of the home AND installing the streets, NIPSCO, etc. After a few months we learned that there were problems with the developer *** LTD) getting the community ready and our completion date was moved MANY times. In October 2016, Providence met with us concerning the delays and offered us an amended contract that included 3000 to spend in upgrades and paying to extend our rate lock. This amended contract also states that home would be completed within four months of commencement. We signed this with the understanding that our home would be completed mid-2017. Of course, more things went wrong and this date was moved time and time again. They finally got the permits to START digging on August 7, 2017. We were excited to get our home. We were told (in writing) by the vice president that we would be able to get a milestone timeline with a completion date at the start of the dig AND that extra crews would be hired to get our homes completed quickly. When I asked our field manager he told us he would not be giving us a timeline and he was trying to get our home done before the end of the year. After a couple of weeks we were told that our home would "probably" get completed sometime in January but that could change if we have a rough winter. I persisted in asking about the timeline with completion date, why extra crews were not working and why our four month build was turning into six plus months. I was ignored and directed to people who did not have the answers. After a rather nice meeting with the field manager we agreed to disagree on the issues at hand. Two days after the meeting we were told that Providence was cancelling our contract.
