Terrible service
This company takes your money and does nothing to manage your property. You can send an email asking why they did nothing and they won’t even reply to that so enter at your own risk. They will do a walk-through and tell you how great the walk-through went, but never send you what was listed in the walk-through they never told me that my gutters were overflowing with water three months later my Gardener informed me that the water was drowning out my wooden deck. Their excuse for not informing me was , the weather was bad we couldn’t email you or text you. My tenants wanted to go month-to-month and this Property Managment failed to respond back to the tenants email. They just let the email go unanswered. Be careful buying into the sweet nothings they promise you. They literally do nothing, and act all put out when you question why they do nothing. I hired them to be my property management. The most unusual experience paying people that literally don’t give two sh*** about their job

Think twice before signing with this despicable management company. From day one this experience has been an absolute nightmare and headache. Beginning with the agent who never showed (or answered our calls to find out why he didn't show) to the scheduled appointment to view the home, things have only gotten worse. I honestly wish I had listened to my gut and never followed through with a second chance/lease signing.

When we initially viewed our home there was obvious damage to the fireplace. I was promised (in writing) this would be repaired prior to the move-in date. I was told I could not move in on my requested date as they needed the extra time to repair the fireplace. While fireplace damage is considered cosmetic, at $4200/mo in Portland, you are paying for cosmetics. After, paying nearly $10,000 deposit to move in, you can imagine my surprise when I walkpersuadeed in on day one to find zero repair to the fireplace. I complained and was ultimately sent an email by the manager (Trina) stating we want you to be happy and will credit rent each day until the fireplace is repaired. The fireplace was finally repaired one month later after several visits by vendors/repairmen who apparently could not find a match for tile color.

PropM refuses to honor their own agreement and is now threatening to "take me to court" for the rent charges for the respective month.
These snakes are now stating they have "proof" there were multiple attempts to fix the fireplace and we never responded to their request. We have multiple emails/text messages saved which disproves the ridiculous claim. Any "proof has likely been fabricated. Furthermore, my partner works from home and is always available.

Hopefully this review will someone else to avoid this dishonest company.

PropM Homes was single handedly the worst business experience I have ever been a part of. Everything written about below I have spoken in person to the agents and staff at PropM about, these are not low blows after a poor experience.
I was lied to about why the company was moving me out of my rental home, being told that the owners were moving back to the country to move back in. Only to find out that the real owners never lived outside the country, but 10 minutes from the house, the house went up on the market the next day ;)
I was living in a construction zone due to pet urine smells for 6months of my one year lease, and after being told that the company was going to fix it. It would be one week in between the visit of a contractor doin the least work possible to fix the problem to the next week.
I was continually led to believe that the owners were being involved in the problem being fixed while I came to find out after 2 months that they had never even been spoken to on the phone.
I wont go into an emotional rant, but I will say that if I were ever going to rent again I would never use this company, even for a dream rental.
If you want to have a real landlord, who will fix things quickly, respond by telephone of in person, and have a chance at a peaceful and trusting stay I’d steer clear of PropM.

Sorry for the delay in getting back to you on this. I've done my homework to look into this for you. I will address point by point. You were never lied to, I promise you this, our team does not lie, and we have no reason to lie. Many times owners are in a bind (financially), this owner did flip flop on moving back in, selling, etc, which does happen and I have seen this before. I also see quite a bit of communication between the tenant and our team, so the communication was at a high level, it may not be what the tenant wanted to hear. I also see the tenant was given a $500 rent concession for any troubles the owner/us may have caused, whether it be repairs where we need owner approval as we cannot repair something without approval. You were working with Trina and were considering renting another property on Ashford from us until you found something else. We also refunded you one additional day of rent (we were not obligated to) for you not returning keys to us in which we charged you for an additional day, per your lease, however we did credit you this back to you and sent you a check for this amount. Overall it looks like all went ok, maybe not great, however the tenant was refunded and credited some money which is great and I'm happy the team did this. I hope your new place is great. Vanessa W willfully and incorrectly mis-calculated a prorated rent payment to commit fraud and force me to pay $38.60 in over-charges. When the error in her calculation was brought to her attention via a 5 reply email thread, she refused to understand her mis-calculation of the 3rd grade level math involved. Despite other attempts to involve PropM upper management to resolve the issue, I have not received any reply or offer of repayment. I am currently reporting the willful, and I suspect epidemic, fraud to Oregon officials and opening a small claims court filing to recover my funds.
On a side note, the company is a horrible property management company and delivered an apartment condo to me in a filthy condition with holes in the wall and sm growing in the toilet. They have been unresponsive when reporting those issues as well.

I will address point by point.
First, we are happy to give *** $38.60 to make him happy. This is the first I have heard of this complaint, "in his attempts to involve upper management: Today I received the Revdex.com complaint and now we are responding. Outstanding response time. However, he is incorrect on how to calculate and prorate rent. We can use one of a few methods to calculate rent. We use the 30 day method which accounts for 28 days months and leap years.
We calculate/prorate rent on a 30 day basis, which is a customary method in Oregon for prorating rent.
This tenant also rented this home site unseen, and signed our Site Unseen Addendum J. Copy provided upon request.
By way of stating reply's back and forth we clearly have been in communication.
The owner of the property performed some of the repair work, and work unhappy with we will and have addressed with the owner.
Please let us know what we can do to help and make this person happy.
