Stay Clear of Progress Residential
I highly advise staying clear of Progress Residential. This company has proven to be nothing short of a nightmare for renters. They consistently fail to address maintenance issues in a timely manner, and when they do, they often take shortcuts, opting for temporary fixes rather than investing in long-term, effective solutions. As a result, problems tend to reoccur, and the quality of living remains subpar. To make matters worse, they close work orders with "resolutions" that are far from satisfactory, leaving issues unresolved or only superficially addressed.

Their customer service is abysmal, with representatives offering little to no help or accountability. Living conditions in properties managed by Progress Residential are far from ideal, and renters are left feeling neglected and frustrated. If you're considering renting from them, I strongly recommend you look elsewhere—there are far better options out there that will treat you with the respect and professionalism you deserve.
If I could leave a negative rating, I absolutely would. We’ve been in the home for less than a month, and already we’ve had serious plumbing issues that resulted in flooding and wastewater backup. After reading other reviews, it’s clear this is a recurring problem with Progress Residential, which only reinforces my frustration. This company’s lack of proper maintenance and care for their properties is not only disappointing but unacceptable.

My wife and I rent from Progress Residential and made a partial payment which has never been returned and is still in the possession of Progress residentialThey never informed us that the payment would be returned but instead filed eviction proceedingsWe have contacted Arica D***n about this several times and she has yet to respondThey are unprofessional and it is illegal to evict and accept partial payment in GeorgiaIf anybody else has had this happen to them with Progress Residential please contact meThis includes a utility payment since they count utility payments as rent [redacted] XXXXXXXXXX

Overall I feel that Progress Residential May have been a great company to rent from. However, I was disallowed the opportunity to find out due to a very rude realtor by the name of April D***. I spoke with her and explained that the house was listed as a 5br, 2ba-2 story Home and it seemed very odd to me that it only had 2 bathrooms. I wanted to know if all of the bathrooms were upstairs and if there was a bedroom downstairs as well. Since October 24th she claimed to be going out to the property to find out for me and 3 weeks later simply read me the information that was online, still not having the answer to my question. Ms. D [redacted] then told me it was a courtesy to me for her to go out and look at the property but she hasn't had time. Excuse me for thinking that it is your job as the realtor to find the answers to your applicants questions. When asked if she was frustrated, Ms. D***'s reply was, "First of all, we aren't going to discuss my feelings". Last nut not least she then proceeded to tell me that she would have an answer to my question on a date after the date she originally told me the house would be ready for move in. The realtor then denied that she gave me that date, caught an attitude and offered to give me my money back after receiving the screenshot where she texted me the date of availability to be 11/22. I am a very disappointed customer because I felt that even after the poor communication and horrible customer service, Progress Residential should have just assigned me to another realtor. I am now stuck trying to find a home to relocate my children from Savannah, all while I work during the average Property Management company's hours, 8am-5pm.
