I believe that this company is VERY unprofessional. They showed little effort to resolve problems that had occurred not even a month after I moved in, and often had an attitude when I called them about it. Serious problems, like my heat not working in October, were not resolved for a week. I do not feel that they genuinely care about the happiness or safety of their tenants. I decided, after finding that BOTH of my fire alarms in the apartment had NO batteries in them, that the living situation was not working for me. Upon calling Angie at the Elk Mound office, I did not receive an apology, but instead I was told of all the charges I would come across from moving out before my lease was over.

First of all the 2 managers of the trailer park, [redacted] and [redacted] didn't do what was to be taken care of from the beginning. The trailer was never painted, when I first moved in I looked threw cabinets and find food left in them I made the complaint to Jordan. He called and spoke with [redacted] who then came to the trailer and got angry with me. The place was never painted. As I was told it was going to be. In regards to the bugs, again [redacted] and [redacted] were told about it. Also other people in this town told me that there was a problem with the bugs, not just in the trailer park. They were found at one of the stores and the laundry facility as well. I was given no chance to make a payment before this was sent to collections, I'm not working full time and have 4 kids to take care of, no I'm not paying 300 a month etc as I was told my kids come first. I wasn't given any type of consideration on payments. As to why I rented from them for 2.5 years... There's no other place in Mobridge to rent! So it wasn't that I really wanted to buy I had no choice to stay in that dump!! The years was taken care of, the trailer was fine except for my daughter's dogs, again when it's -20 or more outside no they didn't go outside they used puppy pads for that. I patched the holes in the walls that were placed by [redacted], I am the only one who has received a letter for damages. The items that were left in the yard from my yard sale were left because I was told by [redacted] who again was drunk to leave it in the yard. I do have several witnesses to this. He told me his friend and himself would take care of it. I had the whole place cleaned when he came in for a walk through and he moved the fridge and the stove, I did not clean under it because I couldn't move it. Cleaning fees shouldn't be added to this bill. The walls were yellow from the previous tenant! I was told it would be painted it did not get painted. O lived there because there's no other places to rent in Mobridge. Bed bugs were an issue not just in the trailer but through out the town. I know the carpet needed to be replaced, because of the dogs, I will not accept 2000+ dollars for cleaning fees, removal of items left outside. The trailer was clean except the carpet, the items on the yard I was told by the manager he and his "buddy" would remove the stuff themselves and take it to the dump. In regards to the rent, the late fees were taken off several times because my son as it's listed on the agreement didn't get money until after the 3 of each month. This is how half the rent was paid. This was OK from the beginning from [redacted]. I had paid my portion of the rent on the 3 95% of the time except when it didn't come until the 4-5 due to holidays. [redacted] when not paid was charged fees because he didn't pay his portion until days almost weeks later. I will not accept this proposal from pleasant valley. I had to throw out all of my furniture due to the bugs that infested our things. To replace these items is way over $3000. 5 beds plus dressers and mattresses. Also, [redacted] has not received anything in regards to payment of this outstanding fees from parent valley. I'll accept responsibility for the carpet and that's it!

This letter is in response to the complaint filed against us
from [redacted]). In the
complaint she states that she moved into the rental in July of 2013 and had to
deal with “a dirty trailer from the beginning”.
There were a few items that needed attention that we...
took care of, but
“dirty trailer” is a large overstatement.
The home she rented from us was 2008 year model manufactured home. As a business practice we take care of our
homes so that they retain their value and attract a good tenant base. If we were such terrible landlords why would
she have continued to rent the same home from us for 2.5 years?
An item of particular
concern that she has cited was that there were bed bugs in the home. This is the first time I have heard that bed
bugs were allegedly in the home. None of
our other tenants in the same mobile home community have complained of bed
bugs. [redacted] and [redacted] were not good housekeepers, and allowed their
numerous animals to defecate and urinate on the floor. Upon their move out the damage was so bad to
the carpet had to be torn out and replaced and the subfloors had to be coated
with a special primer because of the urine that had soaked in. If there was any type of pest infestation in
the home at all I would suspect it would be due to the unsanitary condition the
home was kept in.
[redacted] goes on to say that she feels [redacted] should be
held responsible for some of the charges as well. [redacted] and [redacted] both
signed the lease, and we are holding them both fully liable for the damages
done to the home including the deck that was burned, and the damages done to
walls, doors, cabinets, carpets, and
costs associated with cleaning. The
damages done to this home far exceed any reasonable person’s definition of
“normal wear and tear”.
I do not believe [redacted] story that our manager told her
at the time of the walk out inspection that “everything was fine”. The manager
had several conversations with me in the weeks before [redacted] move out
concerning the terrible condition that it was in. In the letter she also refers to a yard sale
and that she was told “not to worry” about the items she was not able to sell.
Why would our manager offer to remove the items for her with the extra expense
we had to incur to dispose of these items?
Concerning late fees, we have a strict policy that rent is
due on the first of each month. We give a three day grace period and after the
third late fees incur a charge of three dollars per day. This is stated in her
lease. It makes no sense that we would have granted an exception just for
her. In looking through the transaction
history on her account she was charged late fees whenever she was late. The
late fees on the last months rent were not an isolated occurrence.
Our largest failing with [redacted] is that we continued to
allow her and [redacted] to rent from us despite the terrible condition they kept
the property in. [redacted] opinion
that she is entitled to any type of compensation at all is completely
absurd. We will continue to have
collections pursue [redacted] for the damage that was done to our home. She
