In response to complaint [redacted] :Upon notification of tenant dispute, Platinum staff and management immediately began diligent efforts to resolve the dispute.Platinum's systems contain through notes documenting all interaction with tenant and all efforts made to provide tenant with excellent customer service.Former tenant [redacted] was issued security deposit refund on 07/28/of $1,898.28Tenant disputed this amount, stating the he had paid a water bill for which he was charged.Property Manager, Operations Manager, and Landlord reviewed dispute Landlord agreed to refund $for a water bill which was valid and due and had been initially withheld from the deposit.Tenant was later able to verify that water bill had been paid, but evidence of such had not been received by Platinum prior to refund.Additional refund of $was provided to tenant.All other withholdings from the security deposit were deemed valid and were withheld at the direction of the landlord.All withheld security deposit funds were provided to the landlord.Platinum Properties does not receive funds withheld from any tenant's security deposit.Platinum Properties does not benefit from any withheld security deposit funds.Security deposit withholdings were provided directly to the landlord If tenant disagrees with any withholdings, tenant should notify the landlord who received withheld funds.Platinum Properties works diligently to treat all of our customers with equality, dignity, and respect We represent the landlord and must abide by any legal decision the landlord makes regarding the lease agreement However, Platinum is not the landlord Platinum does not own the properties it manages Platinum does not benefit from security deposit withholdings Platinum has successfully helped many thousands of tenants to live in the home of their choosing over the past decade-- and we have thousands of satisfied customers who have rented through our firm for many years While we recognize that not all customers can be made happy, we take pride in working hard to resolve any and all customer disputes Platinum will gladly assist Mr [redacted] if he still feels as though this matter is not resolved Dan B***ManagerPlatinum Properties

(They had to change their name to ditch their negative reputation, I have started the process to add CapRock so I can leave the same review under that name)
As a property management company, they allow ANYONE to live in their propertiesWhen we purchased homes that Platinum (Caprock) managed, they were in terrible shape, filthy, infested, and they allowed these tenants to move into other properties they manage afterwardsAs a seller's agent, they were a nightmare to deal withEverything that was listed on our contract to fix, they either didn't fix and said they did, or used a s*** handyman who did a half-assed jobWe got stuck with black mold, a buckling roof, *** not done on time, and a boiler that wasn't fixed properly (just enough to turn on once at day of close and then break once winter hit)They lied to us, cheated, cut corners, and ignored multiple calls, emails, and other contact methodsThey are seriously the WORST and most shady company we've ever had to deal withDO NOT USE THEM FOR ANYTHINGproperty management, seller's agent or buying agentBe warned
They can change their name from Platinum to CAPROCK, but it's still the same shady company As property owners, I would NEVER recommend anyone place their trust in this inept management company They allowed tenants to cause over $40k in damages to our property and took no responsibility for it CAREFULLY read your Agreement with them before signing if you're foolish enough to hire them to manage your property and be prepared for a devastating decrease in the value of your property by the time you figure out what crooks they are For information regarding a class action lawsuit, check the classifieds in the Daily Sentinel
