My apartment keeps flooding over & over. The people who lived here last has a law suit because if the water damage. It is costing me $$ to rewash my clothes, mold grew everywhere and Phillip keeps charging me a late fee on my utility bill. I WOULD NOT RENT FROM THEM IF THEY WERE THE LAST BUILDING IN PHILA. DO NOT TRUST THIS COMPANY TO HELP WHEN YOU NEED IT.
Do not deal with Jennifer. She’s the worst
During this Covid-19 pandemic we have been charged late fees and interest. We were forced to either sign an agreement which we couldn't fulfill or continue to charged daily. Half of our rent was payed like they asked.

Dear ***,
I hope you are well and safe during this difficult time for all. My name is Jessica H, and I am the Asset Manager for Phillop LLC. Please see below my response to ***'s claim. *** is one of the tenants at ***, Unit #*, Philadelphia, PA *** since 1/1/2020. On March 27th, 2020, I received an email from *** asking if we had any updates since her April rent will be late. I responded on March 30th, stating that “yes, we will work with you” in regards to coming up with a payment plan that would work for all parties that would eliminate late fees during this trying time. We offered a generous payment plan to all our tenants that were affected in this trying time, working together with our landlords. We even made adjustments to it, specifically for ***. *** responded that she did not want to sign anything, and we should pause rent payments for her. Unfortunately, we are a small business and have been hit hard with COVID-19 and the stay at home orders. We do have obligations and responsibilities, including that all plans are properly documented and signed. ***'s said she had been advised not to sign anything yet and wait until the government gives an update and sends relief checks.
We have advised her that we cannot apply a payment plan without proper documentation as all our procedures and documents are in line with appropriate legal terms. ***'s attitude towards me was very hostile and aggressive to someone who was trying to help them all along, and she was asking us to wave our rights and obligations, exposing us to liability. This is not the first time I had seen this from ***.
Per the Complaint from ***, our Lease Agreement that she signed on 12/09/2019, late fees are applied for any unpaid balance on the 6th and do not occur daily, and she was not charged any interest. There are no laws pertaining to stopping late fees, as we acted within our rights, the contract, and the law.
Our Payment agreement was very generous in regards to eliminating the burden on the said tenants regarding rent deferment while still upholding a small business during this pandemic, respecting all our obligations and responsibilities to tenants, landlord, and our employees. Especially making sure that everything is within legal requirements.
